View Full Version : Water seeping through walls

Recently I had clear water seeping through my walls all around the basement. Didn't come in fast, but kept coming in.
I have been getting this after the yard is saturated and several inches of rain. Water drains away from the front yard. The problem is in the back yard. I suspected the tile drain clogging somewhere away from the house, and the water backing up and coming in the basement. The tile allows the water to travel all around the basement. It then seeks the least resistance, and comes through the walls.
I dug along the basement wall in the crawl space and found the tile. I want to tap into that tile and put a sump pump there.
Does this sound like a solution to my seepage?

This is a very common problem and you are correct in your diagnosis of what is happening. One option is to install a sump pump to drain the exterior drain. The only problem is that you dont know where the pipe is clogged and if it is clogged in just one place or several. Some of the water may not drain around to where you locate the pump. This is generaly why people install interior systems. I would recommend having someone come out for a free inspection and estimate. You can call 1-800-541-0487 for the location of a dealer near you.

Thanks for the reply. I did call someone in and they wanted to jackhammer around my basement wall on the inside for an inside system. This was thousand of dollars. Plus, I would have to spend $2000+ for new carpet. A built in cabinet/desk is too wide to tunnel under, so that would have to come out. The shower/stool/lavatory is too wide to tunnel under, so two would have to be torn out. A fireplace "may" have to be removed..... To me, this was not an option. I believe since I now know I have tile around the outside, the sump will solve the problem. Since the water comes in all four walls, then the tile is open all around. Like I said, the water problem is in the back yard, not the front. The trees that have clogged my sewer drains are in the front. I figure the roots are now inside the tile drain out front. So the pump should take care of the problem.
