Hi,

After looking for about 2 years, I'm currently bidding on a house that I would like to purchase.

The biggest problem with the house is that there are signs of a wet basement. The house is 40 years old. There is waterproofing done on the foundation walls (which is rubblestone / cement), and there are stains on the walls where the water ran down. There are two sump pumps and a 'poorly' done french drain to send the water to the pumps.

The owners say that the sump pump takes care of any problems, but I don't want to rely on their say so.

I'd love to have an expert come look at the basement and property, and give me a good idea of what it would take to really fix the problem. If I know the cost of the repairs to address the issue (including grading and landscaping outside to divert water), I can use that number to negotiate the price with the house.

Does anyone have any recommendations of 'wet basement inspectors' who do such a thing? The house is just outside Philadelphia in Montgomery County, PA.

Any help would be appreciated!

Joe

The owners may be correct in that the system does work, however there may be products or systems that can improve or enhance the systems performance. I you call your local basement Systems dealer I'm sure they can take a look and give you some options and evaluation of the current system. Quinn Basement Systems is a local dealer in that area. 215-233-4444
