I would like to install the Crawlspace system in my crawlspace, which has been inhabited by rats. I think I have found the entry point (for some reason there is a drainage pipe that runs from the crawlspace to the outside of the foundation) and will get that sealed. I am willing to set the traps needed to get rid of the rats, but the rats have been crawling between the insulation under the floor and the floor, with some of the insulation dropping down in spots. The insulated ventilation ducts for the house run all over the crawlspace, and the rats have been using the outside tops of them for walkways...so the space is filled with rat feces and urine...

I assume that I should pull out all the old insulation and replace it (please confirm), but what of all the rate feces on the ventilation ducts? Is there any way to safely clean it off with a vacuum?

In addition, while there was plastic covering the bare ground, there are tears and parts that have become uncovered and the plastic is also covered with feces.

Would you install the barrier over the old, or would that have to be removed as well?

The drain is there for the build up of excess water that accumulates on the ground. It should run down grade for the water to drain, but usually doesn't. This is what is termed a "positive drain" an oxymoron. If the drain is actually in the lowest area of the crawl space I would use it for the discharge line of a sump pump and seal around the opening. This will save from having to cut/drill a new hole in the foundation.

I have seen mice and other animals use these for access into peoples homes and photographed several.

Regarding the rat feces, I would not enter the space due to the health risk of exposure to Hanta virus. WEAR A MASK that is rated for bacterial use. Yes, you can use a vacuum to clean out the feces, but you must use one with a stage 5 hepa filter. Preferably outside the crawl space and a very long hose. Also use a fan to establish a negative pressure in the crawl space while working to draw out any dust that may be disturbed.

As for the vapor barrier that you currently have, I would recommend removal to reduce the health risk of the feces and urine.

The insulation can be left in place if it isn't damaged, or soiled from the rats. If it is soiled, or has mold on it, I would remove and replace it.

I would also contact the local Dealer in your area to confirm the steps, cost and timetable should you chose to have this done instead of doing the clean out yourself.

Have a pest control company help you with this project. They can stop the rats from entering your home. Have all the insulation and vapor barriers removed-replaced, and install a sump and a CleanSpace system.
