I am currently looking at a townhome with a 1250 sq ft finished basement .We had an inspection which revealed prior termite
damage and moisture in the the crawlspace. The unit has a sump pump but no vapor barrier. The inspector said it needs a barrier but the crawlspace is only 12" tall which would make installation difficult. He also pointed out there is water seepage in the SW corner coming down the foundation wall .

My question is who in Reno Nevada can help me.?Is a 12" crawlspace a problem, looking for somebody with a similar problem for some insight in getting this done correctly.

I am gun shy about buying this place thinking it will cost me thousands of dollars pulling up the floor which is carpet with a 5/8
subfloor over 2x6 joists on 16" centers . which seems underbuilt
i have never seen that kind of floor in a 1981 construction.

Anyway, any comments appreciated.

Thanks,
Gary

I don't have a solution here, just another problem and wasnt' sure how to post it.
I have an old brick home with a dirt basement, my husband plans to lay vapour barriere on the floor covered with stryrophome insulation. I think this will just harbour moisture, molds etc.
Where can I find out the best way to go?
