Here are the problems I'm having with my unfinished, poured concrete basement:
1. effloresence on walls throughout basement
2. water stains on one corner of floor
3. existing french drain system with non-working sump pit (filled with construction debris from before I moved in). drains are also not angled properly
4. white mold on some of the wood in the ceiling
5. previous owner painted walls - paint is now lifting off - further signs of moisture
I had a representative from Basement Systems come out and he recommended the following:
1. install waterguard product
2. install airtight sump
3. install sanidry system
4. spray to treat mold ($600)
5. install window well drains
The price was rather high but I am really impressed with his knowledge as well as the company's reputation. However, I think I can save a ton of money if I just do the following:
1. replace the existing sump pump with an airtight one
2. put a dehumidifier in one corner of the basement and another in the opposite corner. have them set up to automatically drain
3. spray to remove the mold
4. install window well covers
5. snake the existing french drains to remove any clogged dirt/mud/etc
So, here are my questions:
1. Why shouldn't I go with the approach I suggested above?
2. What is the benefit of the sanidry system over my two dehumidifiers? The sanidry system is rated for up to 2500sq feet. I only need it for about 800 sq feet so this system might be overkill.
