Hi from Northern Minnesota!
I have a manufactured home sitting on a 4 1/2 foot dirt crawl space. Have 1 1/2 inch foam board attached to the block on the inside of the crawl space(not the white stuff but the good stuff)((certi-foam its closed cell I think..)) Bottom of home has a layer of some kind of poly with insulation above.(many tears in that poly)I have mold growing in the dirt also mushrooms appearing. When they die some of them turn black and others turn into a white mold. In addition, moisture appears at the bottom of all windows in the house.
Here is my plan...Purchase a product called "Stego Wrap" it's 15 mil thick and comes with seam tape. I plan to cover the entire floor and go 2 feet up the foam board and seal the plastic there with Silicone. Also, plan to use the seam tape to cover all seams including the seams between the foam boards. After that project is complete, I want to remove the old poly and the insulation at the bottom of the home and discard it. My final step would be to re- insulate in front of the foam boards with fiberglass insulation enclosed in plastic (R22) and install this around the inside perimeter of the crawl space. Also considering adding heat vents to the space as it is currently un-heated. Whew! big job!!.......If anybody is still awake after reading this would appreciate any comments you may have. Thanks.
