I live in NJ and have a crawlspace about 3 feet high. When we get heavy rains, the space gets water in it, about 4 inches or so. The ground is dirt, covered with plastic covered with sand. I do not know where the water is coming from but guess it is a high water table because; All down spouts are at least 5 feet away from house. All grading drops at least 3 inches in 10-15 feet from house.
I am guessing I need a french drain around the permiter of the crawl, a sump pump and crawl encapsulation??
Basically, I need help with this problem and am wondering if Basement Systems has dealers in my area? No one else I ave called (based in NJ) returns calls.
Thanks
