Just worked with the local dealer and WOW. $12,200??

1500 square foot dirt crawlspace
Clean Space system
ice gaurd
Triple Safe sump with battery backup
Water Channel mat
Pier encapsulation (7 of them)
exterior vent sealing (6 of them)
new plastic entry door
Sani Dry dehumidifier
grade crawlspace to sump system

Crawl gets 5+ inches of water during heavy rain storms


I am so concerned the clean space system will blow up like a balloon
from water underneath it during heavy rains especially with only one sump for the whole space. Dealer says it will work but I am not sure basically because the water has to travel 70 feet to the sump and water comes up in the middle of my firt floor because of the high water table.

Why so expensive? Sorry for this question but I research prices on everyhting and and some items seem so over priced (sani dry, ice guard triple sump) that either cost nothing to install or is minor installation.

Help, Please... I like the system but have two concerns,
1. possible balloon effect
2. Justfying the cost.

My dealer called and I told him I need a drainage pipe system around the perimiter of the crawlspace. This was even outlined in the Fine Homebuilding article which the dealer showed me during his first visit. He said it is not needed but if I want it, then he will bid it. Funny thing is, the dealer did not check the WHOLE crawlspace, just the first 10 feet at the entrance.

I will see what my dealer produces, but I am still weary about the cost differential from Basement Systems solution to other solutions (3-4K difference)

Basement Systems.... What can I expect?

Thanks for the questions, I definetly think the dealer has proposed the right solution. Installing a triplesafe which is three pumps two primary and a battery backup will stop water buildup under the CleanSpace so you wont get the ballooning. There will always be some water under the cleanspace but that is what it is there to do keep the water and moisture under control. The reason for the build up now is that there is no sump. Adding a sump will help handle the water as is enters not allowing it to build up.

The cost of the system is determined by the dealer. However There are no other waterproofing companies who have a triplesafe, iceguard, crawlspace encapsulation system like cleanspace, waterwatch alarm, vent cover and access door panels. These are all proprietory products of Basement Systems.

Where are you located and which dealer did you have out?
What would it cost if you didnt fix it properly?

My dealer is quality1stbasements in Perth Amboy NJ

I really like the system but as I said, he did not propose drainage pipes along the perimiter tied into the sump along with weep holes, just the drainage mat. I requested the pipes as I think this will help.

Hello,
Quality first is a well trained Dealer. You may ask them about drainage. Not all crawl spaces require drainage, but the reason most crawls have water is because they need a sump pump.

All done

What a job. took 3 days. Looks very nice. Ultra pump is so quiet I was in the crawl and did not notice it went on. The sani dry CSB is also vey quiet. I will have to put it on bricks though since the drain tube dips down then goes up then down on its way to the top of the sump liner (about 20 feet). Looks like it should be Ok the way it is but I do not want to chance it. I will let it run tonight and check it in the am. The team said the drip tray inside the CSB is actually much higher then the tube fitting. If that is the case, it should be OK.

All in all. the Team was great, extremely polite and did a very good job.

I am happy and can't wait for it to rain.

Sounds like drainage of some kind is needed. There is no "baloon effect" that occurs under the liner. The cost of a complete system, which it sounds like you have been quoted,is commensurate with the products you are receiving, and the scope of the work. This system will work. It is backed with a 25 year warranty, and it will help protect the investment you have made in your house. With the amount of water you are getting, it is a matter of time before you start to have costly repair bills.
