Hi,
I have a 150 year old house with a stone wall basement with interior concrete facing. The floors are concrete. When I was a kid, the basement was dry with little moisture. Now the walls are always damp and the floor even more so. Smells too.The floors are starting to crack up in places with moisture and a little water present. I am running a dehumidifier but it runs all the time. Surfaces especially floor always wet. In the middle of the basement, there are two brick fireplace/chimney foundations. The problem is that the moisture is wicking up through the brick and eating it away. I have looked at basement systems and wonder if an interior perimeter drain can take care of the issues that I have with these brick foundations that away from the walls by about fifteen or so feet. I would hate to find that the interior perimeter spaces have dried up but the middle area is still wet and killing my brick chimneys. What do you think I should do? Thanks for the help

I am from Maine. I wanted to know what you thought. I know the dealer in Maine that does this. I wanted to hear your opinion since you would have more expertise and knowledge although you are limited since your are not on site. From what I have read on this board, if you have moisture in the middle of an area, a separate trench is dug..correct? Also , with a stone foundation without a footer, the drain trench is dug below the floor level. Do you just keep an open trench with gravel/stone or is that sealed off since this open perimeter trench would just add to the humidity?
