View Full Version : Leaky basement walls...

I have a poured concrete foundation that leaks in various areas down the wall when it rains. These areas include 2 stress cracks (window frame to floor) and several rebar ties.
I was told that a full perimeter indoor drain tile system would alleviate the hydrostatic pressure against my basement walls and under the floor and therefore mitigate the problem of water seepage through the wall entirely. Is this true? Does the same apply to the Waterguard system?
A prompt response is most appreciated.
Hi,
The full perimeter Waterguard system will keep your whole floor dry from ground water seepage and is serviceable in the future, but the most important feature of the waterguard system is that it will not clog unlike draintile and the patented design allows water that is running down the walls to be collected into the system.
The leaks and cracks in the walls can be treated in different ways, if you let me know what area of the country you live in I can send you contact info on a local dealer you can contact for a free inspection and Dry Basement Science book.

Thanks very much for the info. Waterguard is state of the art. One question is still burning me though...the water coming through the walls. Even though it is managable with Waterguard and doesn't hit the floor, it's still running down the wall and entering the living space. It can't be good to have a crack in the wall leaking for years - won't the crack get larger with water running through it? Won't mold grow all around the wet area since water is bringing in sediment with it?
The water leaking in thru the crack should not cause the crack to expand but the soil expanding and contracting can cause the crack to shift. Also if the crack is large enough to allow sediment thru then there is a possibility that the crack will have to be addressed as well

I used this stuff for my cracked poured wall...which had water coming in also
http://www.radonseal.com/crack-repair.htm worked great...going on 2 years. However, you likely have other problems outside the house that are causing water to run towards your foundation walls...such as improperly sloped soil or overflowing gutters. This, also, should be addressed.
