So I have a leaking garage/basement. The garage seems to be the first to get water and then water comes up through cracks in the basement floor. It seems to happen more when it rains then melting snow. It is not always wet. Also we have a series of "drains" in the garage and basement, they all seem to be connected but I am not sure if they are actually doing anything but moving water from the garage to the basement. Can I fix the cracks in the floors? Can I have the drains cleaned? Any help, suggestions, comments would be greatly appreciated.

Hi, It is very common for basements or garages to leak with rain rather than melting snow. Once the backfill around the foundation is saturated it makes it's way to the floor wall joint and can cuase floor crack to leak. I'm sure this problem can be fixed. If you contact us at 1-800-541-0487 we could have a dealer in your area give you a free inspection and estimate or you can email me at markd@basementsystems.com

Thanks for the Question.
