I had a full perimeter Waterguard system with a Sani-Dry dehumidifier, Thermal Dry flooring and one bright wall panel installed in March of 2004 at a cost of $11,000.-

We decided on Basement Systems product because salesperson indicated system would handle any water entering through walls and would handle water that tries to make it's way up through the floor due to hydrostatic water pressure (this term was not in my vocabulary prior to meeting with salesperson).

Basement has been completely dry since installation until rains from hurricane Jeanne in beginning of this week.

I just finished completely finishing the basement three weeks ago and now one whole corner (approx. 6' X 6') of our new carpeting is soaked.

The wet area happens to be in the place where a Basement Systems trouble shooter (Jason) drilled holes through the Thermal dry and into the concrete sub floor in order to anchor it down as it was starting to buckle slightly.

My belief is that the holes drilled through the Thermal Dry floor have now given any water that may have remained under the floor sytem and away from the carpet, a place to emerge.

We contacted Basement Systems and were given an appt. with our original sales person to come out and inspect the issue. An hour before the agreed upon arrival time this morning, the salesperson called to cancel and stated that he would re-schedule for sometime next week.

I am unhappy with this customer service. How can Basement Systems determine where and how the water came in if they are not willing to immediately inpect the damage while it is still wet ? By next week, I am hoping that the Sani-Dry system will have dried out the carpet and bottom of sheetrock. Although this is desired, I don't see how it will allow the inspector to determine the cause.

I will await the rescheduled appointment, but wanted to document my displeasure (so far) with the company's reaction to my dilemna.

Until then, unhappily walking around a soggy basement............

Do you have studs on the wall? If so and they are nailed to the wall that could be your problem right there. Which means that it is going right over top of your water gaurd system. I dont think it is your thermal flooring, because your watergaurd should have caught it and took it to your Sump.

If your power went out, that could also have alot to do with it if you do not have a battery backup installed which means the system was doing its job, but water had no way to exit. which caused it to build up.

Those are my theories, the system usually doesnt fail, you have a top of the line system my friend.

Hi Carnage,

Thanks for the thoughts on possible causes. I did build 2x4 stud walls, but kept them 2 3/4 " away from the walls and edge of the
system. The studs are not attached to the concrete walls at all.
I did not perforate the foundation walls at all in my renovations.

Very ironic that you mentioned the battery backup. I purchased the battery backup with initial installation and it has been there since day (1). In testing the system yesterday (system was installed in March 2004), the technician noticed that the wires to the battery were crossed and therefore would never have operated the system in the event of a power failure. I was extremely surprised (not in a good way). This may have been part of the problem as the technician also noticed a high water mark inside the sump.

The technician is going to have another sump put in the corner where I experienced the water damage.

Basement Systems is slowly working with me to remedy the problem, but so far, I have to respectfully disagree that I have a state of the art system.

Maybe more brightwall should do the trick and not another sump pump, maybe water is building pressure outside the house and squirting out of the wall, I have seen it many times.
