I had water seeping in my basement this spring when the snow melted. I have had a few local contractors in to look at it, but I am getting vary different answers from each one.

I would like to have a Basements Systems Dealer look at my basement, but there are none in my area.

We have been in this house for 4 years. We have not had a problem with water seepage other years, but this year there has been more snow. The basement is poured concrete.

I can't tell where the water is coming from, but there was water on the floor all along the outside edges of one area of the basement. The water came in for thee days, and then stopped. We haven't had a problem when it rains.

In one of the areas, there is a cement well in the floor for the plumbing trap for a bathtub. It is about 3 feet from an outside wall. The first night the water came in, this well was full of water. It appeared that the only place it could have come in was from hydrostatic pressure pushing up from the ground.

When the water came in, the frost was still in the ground, but the snow was melting. We had warm weather for a few weeks and all the snow melted. There was water standing in my backyard, but it was about 15 feet from the house. A few weeks later we got a bunch of snow again. When that snow melted no water came in the basement. (Again there was water standing in the backyard)

There is efflorescence on the basement walls right near the floor. There doesn't appear to be any cracks in the walls, but the basement is finished in most areas. (Although I have taken out the bottom drywall and carpet now)

There is a crack in the basement floor that has efflorescence around it. Also in my furnace room there is a circle of efflorescence several feet from an outside wall.

Can anyone help me with this? What I am not sure of is where the water is coming in. Some contractors tell me run off, others tell me I need to dig down and have one of the basement walls rubberized.
