My basement seems to leak at the foundation whenever there is heavy rain or snow melt. It seems that it could be coming from cracks in the foundation or leaking through the wall/floor joint. It's hard to pinpoint where exactly the water is coming in from. But when I pulled back the carpet I noticed the cracks in the foundation. The leak only happens in one corner of one particular room in the basement.

I have pressure treated wood foundation with exterior vapor barrier, but leaking water at the base where the wood meets the concrete slab. Mostly happens when it rains. Rain gutters are installed.

One room in the basement gets water in it after a large rainstorm. This has happened at least once a year since I bought the house. I tried digging along the foundation but couldn't dig deep enough with a shovel because of the rocks. I think there is a crack in the foundation but can't be sure because the room is paneled.

If it rains for a sustained time period or if water is left on near our front steps, (bad idea but kids do it) we end up with water in part of our basement.
