Comment: Our basement has flooded twice within 4 weeks, with both of the big storms in our area (Kansas City and Suburbs). There is a functional sump pump, two small windows (each with their own drainage pipe) but this is somehow not enough. Water pooling outside the house and signs of water accumulating about 8-10 inches within the windows themselves. There is also a floor drain in the basement. Comment: Water is coming in at 2 different spots in our finished basement. One spot in particular it has only happened twice with rains in excess of 5 inches in one night. We do have a sump pump for water under the house but it never comes on. I do know for a fact that it works but I don't think water is funnelling to it because it either isn't a problem with water underneath the house or because the water is coming in through the walls and not underneath the house. I think the water is coming through a crack in the walls caused by chipmunks burrowing near the foundation. We are not rich and I have been doing a lot of research. I know how this sounds but I have to ask for you to please do not try and quote me the "Leawood surcharge" that so many repair people try to get away with in our area. I'd like to get a free estimate on what it will take to resolve once and for all.
