Recent job requests for crawl space repair in Breckenridge, CO:

Project Location: Breckenridge, CO 80424

Comment: Crawl space needs insulating and maybe encapsulating. About 850 Sq foot cabin.

Project Location: Breckenridge, CO 80424

Comment: 1) Moderate cracks (1/8 inch - 3/4 inch) and/or leaning were found in the foundation. This may be a structural concern or an indication that settlement is ongoing. 2) Part of the original cinder block foundation had been knocked out to allow the furnace ducting to distribute throughout the house. 3) One or more support posts were not positively secured to the beam above. While this is common in older homes, current standards require positive connections between support posts and beams above for reinforcement. 4) One or more support posts appear to have been added since the original construction based on the inspector's observations. Such posts may have been added to reduce bounce or sag in oors above. The posts added are not properly installed as they have no Post Beam Connection, No footer, wood shims, some are leaning or broken and are in need of repair. 5) The insulation is in need of repair. All of the insulation is installed upside down and missing in some areas. 6) No vapor barrier was installed in the crawl space. This is a conducive condition for mold like substances to grow due to the likelihood of water evaporating from the soil below up into the structure. A proper vapor should be installed. 7) Ventilation for the crawl space was substandard. There were no vents visible / too few vents. This can result in high levels of moisture in the crawl space and is a conducive condition for mold like substances. One square foot of vent area should be installed for 150 square feet of crawl space. Vents should be evenly distributed and within a few feet of corners to promote air circulation.
