Foundation Flaws Created During Construction

Purchasing a new home does not guarantee a perfect foundation, or protection against foundation trouble. Don't give into the gimmick, but become aware of the issues that can plague any home's foundation, regardless of its age.

If you notice multiple cracks in your home's foundation, realize that each one is its own potentially compromising issue. If pressure caused your foundation to crack, this pressure and cracking will continue to get worse unless it gets fixed. The pressure will not reduce until the burden has been lifted from the foundation.

Four Reasons a New Foundation Can Crack:

1.    Some vertical cracks on basement walls occur naturally as concrete goes through its drying, hardening, and curing process. The curing process can last up to ten years, which only depends on the conditions while the foundation is being installed. Such factors include: the temperature of the air and concrete, the density of the particulates, and the humidity of the day. Cracks are bound to be developing even within the first two weeks of curing, and can continue throughout the next three months. It's safest to always monitor all cracks.

2.    The sudden impact that backfill has on a foundation along with the affects of temperature change can cause foundation cracking. The concrete foundation undergoes severe stress when it’s first laid, but further stress is added when contractors backfill a home's foundation before the concrete can harden and settle. This may save time and money, but the concrete will continue to expand and contract along with the temperature changes until the construction is finished. Thus, cracks begin to form.

3.    Improper concrete mixing can weaken a foundation making it prone to cracking. Concrete is mixed with vibrating rods that are inserted to shake air bubbles to the surface. If this is done improperly or too quickly, large air bubbles become part of the concrete making your poured concrete foundation much weaker. To make matters worse, these air pockets expand and cool at different rates than the concrete, which causes further deterioration and cracking.

4.    If too much water is mixed into the concrete, the concrete is weakened and becomes subject to early flaking and spalling/splintering.
