In order to combat the musty smells and high moisture levels, we sealed off all vents on interior of crawlspace with 2 inch foam. To neutralize any mold that was forming, we sprayed Mold-X on all floor joists and the subfloor. We then installed a SuperSump basin with a Zoeller M53. After installing 124 feet of 4 inch drain tile around perimeter, we tied it into the SuperSump. To trap the vapors off from the space we Encapsulated all of the exterior walls and the floor. We started our project by removing approximately 12 inches of concrete, along the entire west wall of foundation. After the concrete was removed, we placed 37 feet of WaterGuard system in the trench which included filter cloth, a bed of stone, and putting the floor back together. The super sump pump was installed against the foundation wall. The plumbing was run up the foundation wall to the south west corner. Then discharged into an IceGuard and a 15 foot underground downspout.
We first started the project by emptying the crawlspace of all debris and waste. To help combat moisture and humidity throughout the crawlspace we installed a CleanSpace Encapsulation System over the exterior walls and across the floors. We attached the system by buttoning along the walls, and also by sealing it along the wall with urethane. To help balance any existing humidity we installed an AprilAire Dehumidifier. In order to stop groundwater seepage onto the basement floor, we jackhammered out the perimeter of the basement, and hauled away all the concrete and related debris. Next we dug a trench and drilled weep holes (in the block walls). We then laid out filter cloth in that trench to minimize sediment getting into system and installed our WaterGuard system on the foundation footing, and finally backfilled with river rock stone, and mortared over the top. In order to channel water away from the garage, we installed a Trench Drain in front of the garage. We tied that into an existing drain that would redirect that water to an area away from the garage.
To help route water away from the structure, we removed a layer of top soil along the trench path. We then dug a trench, and created a hole at end of the trench to install a destination drywell box. We then installed a four-inch, solid drain tile in the trench, added a layer of stone in the bottom of the drywell hole, and placed a drywell box on top of the stone. After attaching the drain tile to the box, we then added additional stone around the sides of the box, and laid filter cloth over the top of the stone to minimize dirt getting into the system. In order to prevent water from pooling in the crawlspace from exterior seepage, we installed a full perimeter interior dewatering system with a sump pump. We dug an interior drainage trench system, roughly 12 inches wide throughout the perimeter of the crawlspace. Inside the trenches we laid filter cloth that covers the entire bed of soil and ran the tile to an UtraSump pump. Lastly, we placed a bed of stone over the tile to allow extra drainage and to cover the trench. We cut out existing flooring as needed in this shallow crawlspace. We then hand dug and poured three concrete footings and installed six treated beams and eighteen steel jack posts. We added a sealed entryway to help prevent moisture and humidity from entering the crawlspace. Lastly, we applied a CleanSpace vapor barrier and Aprilaire dehumidifier with condensate pump to complete this project.
