Comment: Poured foundation, 30 yrs.old...raised bungalow in a hill...has had one leak in past...had mushrooms growing on carpet...efflorescence on floor...still has high humidity in general at rear of house...front step has sunk and brick has cracked and separated around the front door...garage door is 1/2 interior and 1/2 exterior and has 2" crack in foundation...removed drywall and has discovered the studs have actually pulled apart...front of garage on the opposing side has also pulled away...after closer inspection can see previous owners had made some attempt at a cosmetic fix...additionally, began to mention some ground water issues (has sump that runs constantly)

Comment: I have a basement entry that constantly floods because the drain is only a pipe in the ground. It is not tied into the weeping tile or another drain. The problem is complicated by a wall which is being pressured outwardly and silt is leaking through the joints between the blocks. The silt fills the pipe and doesn't drain quickly enough to stop flooding, hence water leaks above the base level of the basement door, under the sub-floor and into the basement. Thankfully it's under the floor and into the floor drain, but it's gone on for quite some time. I'd like someone to come and review and provide an estimate for this repair.

Comment: Our cottage has a drivedown into basement. Outside the garage door is where the submersible subpump is. The problem is water runoff and it is pretty close to the lake level at the bottom of the garage door when the lake level is high (resevior is so high in Spring) but also the underground water makes the pump work very frequently when water level high or lots of water ?? We had a flood in January one year.
