First, our crew installs perforated piping around the full interior perimeter of the space, to collect all groundwater. Once water enters the piping, it is routed to a SuperSump Pump, for immediate expulsion from the home. The piping and the pump ensures that water cannot damage the structural components of your home, and keeps the soil inside of your crawl space dense and strong to support the foundation. Next, 2 layers of floor coverings are installed - the first layer, TerraBlock, insulates the ground, followed by a 20 Mil Vapor Barrier, known as CleanSpace. These 2 layers work together to insulate the space, prevent moisture from seeping in through the ground, and they provide a sturdy, walkable surface. Rigid plastic vent covers are placed over top of all original crawl space vents, to seal the outside of the space. EverLast Access Doors are also a necessary encapsulation component, as they leave no gaps around the edges when shut - making it impossible for rodents to enter. The final step in an encapsulation is the installation of Spray Foam Insulation onto the foundation walls. Spray Foam is sprayed on by our highly trained experts, with meticulous precision until every crevice and void is filled - creating a 100% air-tight seal inside of your crawl space. CleanSpace is wrapped throughout the crawl space, allowing us to than control the environment under the home with a SaniDry dehumidifier. With control over the moisture content, we can make it so mold and mildew will not find a way back under the home, and it can truly remain dry and healthy over the years.

In the Pacific Northwest Radon is a huge concern. It is a naturally occurring radioactive gas that comes from the soil beneath our homes. Over time, uranium and radium break down in the soil and that is what releases the Radon gas. Luckily, at John's Waterproofing we offer testing kits and mitigation systems so that homeowners are protected from constantly breathing in Radon gas. According to the EPA, it is recommended to get a mitigation system if the PCI level is over 4.0. This level of Radon is equivalent to smoking 8 cigarettes a day and is the leading cause of lung cancer in nonsmokers. But how does the mitigation system work? We start by drilling a hole in the lowest point of the home so that a PVC pipe can reach 2 feet down into the soil. This pipe then connects to a fan that gets installed outside the home to pull out Radon gas from the soil. It can then release the gas up into the atmosphere above the house so that its occupants aren't at risk of inhaling it. Radon is able to get into the home through cracks or breaks in the foundation and that is why having the Radon mitigation system working to pull the gas out of the soil underneath your home is so important.
