Water damage is every homeowners biggest nightmare. It can cause the wooden posts supporting your home to rot, increases exposure to mold growth, and structural damage can cost homeowners thousands. Good thing at John's Waterproofing our encapsulation process helps to keep your crawl spaces dry and healthy so that water can't cause any damage. The most important step in the encapsulation system is removing everything in the crawl space that has been water damaged. Usually that means we are taking out falling fiberglass insulation and the destroyed vapor barrier. Once everything is cleared out, we can install a proper drainage system. We dig a trench along the interior perimeter of the crawl space and lay a perforated pipe. This pipe can collect any water that tries to enter and offers it a safe passageway to a drain. For this encapsulation we installed a SmartDrain to collect the water from the pipe and send it away from the homes foundation. This system helps to keep the crawl space dry and avoid standing water. Afterwards, we install TerraBlock along the entire base of the space. This is a thick insulation foam that seals the earth from the house. It helps insulate and promotes energy efficiency because it regulates the environment. Next, a CleanSpace vapor barrier is installed on the base, up the foundation walls, and between the footing and wooden posts to isolate and protect. This vapor barrier differs from code regulated barriers because instead of only being 6 mil thin, it is 20 mil thick. It helps keep water from seeping over top and getting into the crawl space. A SaniDry dehumidifier is installed that filters the air by pulling out any particles or moisture. Lastly, Spray Foam is applied along the foundation walls to insulate and air seal the space. Once the encapsulation is completed, it has a clean look while also keeping it dry and healthy. 

This homeowner was having issues with water in their crawl space, it was creating mold and mildew so they were wanting a solution fast, they called John's Waterproofing. After getting a free estimate and inspection, the system design specialist sat with the homeowner and went over the details of the findings and explained to the homeowner that the best solution to keep their crawl space dry and healthy was an encapsulation. To start this encapsulation we had our team remove all the debris from the crawl space. This crawl space had mold in some areas so we used our Mold X2 to spot treat it. Mold X2 is a highly effective cleaner for contaminated surfaces like wood. Once the mold is taken care of, the next step in this project is to install our drainage system. We start by digging a trench around the interior perimeter of the crawl space then we lay down a perforated pipe in a silt sock that will ensure water has a secure passage to the TripleSafe sump pump system that we installed. A discharge line is installed as well to pump the water outside. Next, our TerraBlock is installed directly on the dirt floor creating an insulated barrier between the earth and the crawl space. Our CleanSpace system is directly installed on top of the TerraBlock and up to the foundation walls and under the footing of the posts. All vents in the crawlspace are sealed shut. 
Our SaniDry Sedona dehumidifier is installed to pull out moisture and keep this crawl space dry and at a relative humidity of 55% which will help prevent mold and mildew. To Finish this project, we spray foamed the foundation and this will ensure the space is air sealed and completely protected. 

This crawl space was completely flooded and was creating multiple issues for this home. Wanting a permanent solution, this homeowner reached out to John's Waterproofing to get the job done. We sent out one of our system design specialist to perform a free inspection and estimate. After the inspection, our design specialist met with the homeowner to discuss solutions for this space and they agreed a full encapsulation would be the best option for this nasty, wet space. To begin, we removed all the debris and damaged fiberglass insulation. Since this crawl space had a lot of standing water, we had to dry out the space. All the water in the space caused a lot of moisture and humidity, which led to some mold growth, so we spot treated the mold stains with our highly effective cleaner, Mold-X2. We then dig a trench around the interior perimeter of the crawl space to lay down a perforated pipe into a silt sock. This will secure a safe passage for the water to drain to the SuperSump Plus pump at the lowest point. We install a discharge line outside to drain the water away from the foundation. Our LawnScape outlet is connected to this line. It is a grated drain that allows water to pass through but keeps debris out of the discharge line. We then install a RainDrain, which will collect water before it gets to the home and will drain it away. Next, we install our TerraBlock system. This goes directly on the dirt floor of the crawl space creating an insulated barrier between the home and the earth. With this barrier, it will keep moisture from making its way up through the crawl space flooring. On top of the TerraBlock, we install our CleanSpace system. This goes all along the foundation walls, up to the rim joists and is sealed at the footing of the wooden posts with our waterproof tape. All the vents in this crawl space are then sealed. This will prevent outside air from entering the space. Then, we install our SaniDry Sedona to control the environment. This effective dehumidifier will eliminate damp, musty odors by drying and filtering the air, and will keep the home at a healthy relative humidity. To finish this project, we install our foam insulation. This is sprayed all along the foundation walls, up to the rim joists ensuring an airtight seal in this space. 

When a crawl space has prolonged exposure to water, it can lead to wood rot, weakening of the structural integrity and can compromise the stability of the home. On top of the TerraBlock we install our CleanSpace system. This is installed along the foundation walls, up to the rim joists and is sealed with our waterproof tape at the footing of the wooden posts. The white finish of the CleanSpace really brightens the space. All the vents in the space are sealed shut to prevent outside air from entering, creating a controlled environment. We installed a SaniDry dehumidifier to eliminate damp musty odors by drying and filtering the air, and will keep the home at a healthy relative humidity all while promoting clean air throughout the entire home. Lastly, we install our foam insulation. This is sprayed along the foundation walls, up to the rim joists. Foam fills every crack and void, ensuring a full air tight seal. These homeowners can be sure their home will be protected for years to come. 

When homeowners bought their new home, they wanted to make sure every single part of their home was up to date and would keep their family safe and healthy, while improving the home's longevity. First, we removed all of the debris from the crawl space. After the insulation, excess dirt, and old vapor barrier were gone, we installed TerraBlock insulation across the ground. This thick foam is paired with our CleanSpace vapor barrier, a durable 20mil liner. The CleanSpace is anchored on top of the TerraBlock and extends up the walls. This duo provides ultimate protection against moisture, debris, and rodents, while keeping the space at a consistent temperature. Durable vent covers were installed, along with an EverLast crawl space door that seals tightly along the foundation. Then, the team applied Spray Foam across the walls, adding the finishing touch to the encapsulation. Spray Foam doesn't let anything get past it, whether it's water, air, or heat. Because the home wasn't experiencing water intrusion, a SmartDrain was installed instead of a sump pump. While sump pumps are crucial for crawl spaces with water problems, the SmartDrain is the perfect preventive solution for homes like this. It is designed to catch minor leaks and sound an alarm to alert the homeowners if one were to occur. Finally, a SaniDry Sedona dehumidifier was installed and set to maintain a relative humidity of 55%, preventing mold growth while keeping the crawl space dry, healthy, and protected. By taking preventive action early on with a full crawl space encapsulation, these homeowners invested in the long-term health of their home.
