Comprehensive Crawl Space Repair and Encapsulation Restores Safety and Stability for a Sinking Bathroom Floor

The Home Faced a Sinking Bathroom Floor, Failing Kitchen Supports, and Hazardous Old Mechanical Systems Blocking Repairs

This home in Starkville, MS had a sagging bathroom floor, unsupported kitchen framing, cut joists, and rotted subfloor that made remodeling unsafe. Beneath the home, two recessed pits housed abandoned gas-fired HVAC systems, asbestos-wrapped ductwork, and obstructing gas lines—preventing access to the structural issues that needed repair. The homeowners wanted peace of mind before beginning a bathroom remodel, especially given existing allergy and health concerns. Once the hazards were cleared, the team restored structural integrity and encapsulated the crawl space to create a healthier, safer home.

Structural Floor Repair, SmartJack Stabilization, and CleanSpace Encapsulation Delivered Permanent Protection

After removing the tub, vanity, toilet, and compromised subfloor, the crew restored the 5' x 11' bathroom area where 14-foot joist spans had been weakened by cutting and rot. Damaged sections were replaced from below to preserve layout and prepare for stable remodeling. In the kitchen area, the team prepared for SmartJack installation to stabilize the 15-foot span where earlier supplemental supports had failed. Because abandoned gas lines and obsolete HVAC components blocked access, removal was required prior to jack placement. With the workspace cleared, the team installed drainage matting, wrapped piers and walls, placed the CleanSpace barrier, plumbed the sump pump, and fully sealed seams. During encapsulation, an unexpected gas leak occurred; work resumed only after the gas company and fire department confirmed the crawl space was safe. The structure is now stabilized and protected from future moisture-related damage.

Why Professional Crawl Space Methods Matter for Structural Safety, Indoor Air Quality, and Remodel-Readiness

This project shows why expert crawl space repair is essential before starting a remodel. SmartJacks reinforce long joist spans and eliminate floor sagging. CleanSpace encapsulation and drainage matting control moisture, reduce mold spores and allergens, and improve air quality—a critical benefit for households managing health sensitivities. Sump pump installation provides long-term moisture protection, and properly replacing subfloor and damaged joists ensures the bathroom’s new finishes will last. By resolving structural deficiencies, removing hazards, and encapsulating the crawl space, the homeowners gained stability, improved indoor air quality, and the confidence to move forward with renovations.

If you’re planning a remodel—or noticing sagging floors, moisture issues, or crawl space hazards—schedule a professional crawl space inspection with Redeemers Group today. Protect your home’s structure, safeguard your air quality, and ensure your renovation starts on solid ground.
