I think the patio once had a waterproof membrane, which has deteriorated over the years. In addition there are a couple of cracks in the concrete walls in the garage and shop that leak after a heavy snow melt. The rest of the basement appears to stay dry.

I am owner of this property - currently I am renting it out, as I live in the Seattle area. The renters contacted me within the last month to notify me of some pooling water in one of the newly remodeled rooms. The house is a split level four story home with the bottom floor being complete underground and the second floor being a sub floor that is 1/2 partial underground. The room that is experiencing the water pooling is on the second 1/2 partial underground level. This room prior to remodel was a finished concrete floor with NO visible cracks in either the foundation wall or floor. It is ONLY this room that is experience the pooling water. I have owned this property for 10 years and have never experienced this problem prior so I am not sure whats causing it of where the water is coming up from.
