Comment: Have house for sale. Those who have come through express concern about a musty/moldy smell in the basement and lack of a drain. Need to have a sump pump installed near the hot water heater in the basement and also address the smell issue. Dry-lock paint has been applied to the interior walls. We have ran a portable de-humidifier and had a fan blowing. Have also used products to eliminate odors to no avail. Even scrubbed the cement floor with a Rug Doctor to pull up anything that may be causing the odor. We really need to get this house sold. Can you please help?

Comment: Water coming through one side of basement. Not sure if we can just fix the grade or need to dig down and water proof the whole wall. 30ft and about 5 ft deep.

Comment: I am the property owner of the duplex. I would be interested in scheduling a consultation to discuss and evaluate what might be causing the water to leak into the basement on the back wall of the house and how best to solve the problem. A small amount of water can be seen at the floor level at the bottom of the back wall between the wall and concrete garage floor. The house was built in 1972 so the uphill duplex is 40 years old. Please let me know if there is a charge to consult for an evaluation and estimate. I realize the job may need to wait until the ground softens, but I need to figure out the scope of the problem, the potential cost and how best to solve the dilemma.
