Our crawlspace has existing vapor barrier on ground and up sides of foundation wall. Vapor barrier on the north side of crawlspace needs to be replaced due to water getting on top of it and pulling mud on top of it. Ground water tends to seep up and push it's way on top of the vapor barrier in that area of the house. In all other areas, the vapor barrier is doing fine. We have a sump pump that gets the excess water out whenever it rains hard and water table rises. It may need to be relocated to a better location somewhere on north side to keep water from getting high enough to push up on top of vapor barrier. I've seen some mold, but not very much.

I have a rental property where I have cut a square hole in the foundation on the back of the house and have a U shaped corrugated recessed well, like a window well, and just have a piece of metal propped up over the opening. I am looking possibly for a one piece unit like the green or black tukl (sp) system that I viewed on your web site. That system would keep water out of the well, and also close off the opening as well. I did not spell the product name correctly, but possibly it is close enough for you to know what I am talking about. My foundation opening is 18 x 28. That would be 18 high, by 28 wide.

My wife and I are in the process of purchasing a house and we just had the inspection today. The crawlspace was muddy causing issues with the floor joists supports making the floor sag. We know the outside needs to be sloped away from the house and possibly have a French drain or something like that put in, but we are looking to see the cost of repairing the crawl space to help prevent flooding in the future and repairing the floor supports. There is a sump pump on one side, but it looks like the crawl space does not slope properly to help drain to the pump. If I could get some information about prices and such that would be great!
