Comment: Hello, We have a home on peer and beams with a brick facade that goes below grade. The crawlspace has a dirt floor. I started the work to encapsulate the crawlspace after the summer and fall when there had been no rain using spray foam on the above grade walls. When I went back today after a week of heavy rain I noticed there is water coming through the brick and soaking cement skit that is under the brick. I also noticed the joist bays are damp. I am assuming the water is coming from the saturated soil, but I am not confident. The beams are more than 70 years-old. Some of the bays are several feet above grade. We have new gutters and recently re-plumbed the house. My biggest fear is causing the joists to rot. My end goal is to encapsulate the entire crawlspace to save on heating and cooling costs and prevent the pipes from freezing. I.e I want to no longer have a ventilated crawlspace.
