Nasty to Nice in Everett, WA Crawlspace

Water, mold, and muck, oh my! For this project, the homeowners wanted to fix the groundwater seepage and control moisture better. They were also interested in saving energy and keeping the crawlspace dry.

Water, Mold and Spiders Invading Mount Vernon Crawl Space

The odors from their crawl space were giving David and Bonny R. headaches and making them feel ill. They reached out to Rainy Day, looking for a solution to their broken sump pump and leaking crawl space, as well as the problems that ensued such as water damage, mold, mildew, wood rot, rust, poor insulation and insect infestation.

Mold and mildew love wet, warm and damp environments, making the before crawl space a hospitable home. The 13 wide-open vents around the crawl space allowed water and dirt in, providing a foundation for the mold and mildew to start, grow and spread.

Bugs and other pests such as spiders like rotting materials like wood. As seen in the before picture, a large spider is making himself a cozy home next to the mold on the ceiling. There were spiders and eggs all over the crawl space, making matters worse.

After cleaning out all the muck—rotting wood pieces, rocks, mold, webs, the old plastic liner—we leveled the uneven surfaces. Then, to solve the leaking, mold and odor issues, we installed a full drainage and encapsulation system.

As seen in the after picture, we placed SilverGlo and CleanSpace on the walls after removing the mold and debris from the ceiling and pipes. Both SilverGlo and CleanSpace are durable, providing insulation for the crawl space, keeping condensation off the walls and creating a barrier from outside air, dirt, and pests. CleanSpace and SilverGlo are also inorganic, so they will never mold or rot. The heavy-duty white CleanSpace liner is flexible, puncture resistant and creates a healthy and welcoming crawl space.

CleanSpace Encapsulation in Mount Vernon Crawl Space

A rodent problem and water issue in Jane’s Mount Vernon crawl space was starting to become a major concern for her. She made the call to Rainy Day with the intention of covering the vents and figuring out what else to do about water and critters entering her home. Upon inspecting the crawl space, we found rodent feces, fallen insulation, insects, and debris.

Our solution for Jane was to put in a new drainage systems to fix her water issue and put in vent covers to prevent rodents or moisture from entering. We also hauled away the debris, fallen insulation and organic materials. When the area was clear, the crawl space was fully encapsulated using CleanSpace. CleanSpace is a 20mil thick vapor barrier that prevents moisture and mold growth.

We also installed an EverLast Door to replace the old wooden crawl space entrance. Unlike wooden doors, EverLast doors do not crack, warp, or deteriorate over time and require no extra maintenance.

Luckily for Jane, her crawl space is now safe, dry, and free from unwanted pests.

Lynnwood Crawl Space Encapsulation

This Lynnwood home had a messy crawl space. There was fallen insulation, evidence of rodents and it leaked during heavy rains. Rainy Day cleaned out their entire crawl space, including the ruined insulation, and added drainage trenching and a TripleSafe Sump Pump to control water seepage. We then encapsulated the space with CleanSpace. Once sealed, we added a SaniDry CX Dehumidifier to further control the moisture.
