Moldy, Dirty, Crawlspace Encapsulation in East Memphis

After Tracey Y. noticed the steel plate, which her back porch sits upon, had been settling, she decided to give Redeemers Group a call. After a thorough inspection had been completed, the inspector noticed that the front left and back right corners of the house were also settling, with the concrete under the porch settling as well. Redeemers Group was more than happy to help, and decided the best plan of action would be to encapsulate the dirty, moldy, basement, then complete the foundation work. As seen in these before and after pictures, the crawlspace under the settling house was pretty rough; it even had mold! The encapsulation was completed first, not only ito insure that the foundation work could be completed in a safe enviornment, but also so that the homeowner would no longer have to deal with a moldy, incomplete crawlspace!!

Crawl Space Encapsulation and Moisture Repair in Memphis, TN

Moisture Damage and Failing Insulation Created an Unhealthy Crawl Space

This project involved a Memphis homeowner who had long struggled with moisture issues and failing insulation in his crawl space. He originally installed insulation himself years earlier, but ongoing moisture caused it to sag, fall, and become ineffective. The inspection found a wood moisture level of 17.5%, confirming that excess humidity had been impacting the structure and contributing to cold floors throughout the home. The existing plastic barrier had been poorly installed, and old disconnected ductwork added to the clutter and overall inefficiency.

Professional Encapsulation and Insulation Removal Restored Protection

To correct the problem, the team completed a full crawl space encapsulation using SilverGlo insulation panels and removed all water-damaged insulation. The homeowner requested that the removed material be bagged and left curbside for pickup to save on disposal costs, and he also opted to handle electrical outlet installation for the dehumidifier and sump pump himself. The installation required additional time due to the amount of saturated insulation and even required cutting through the metal crawl space door frame to fit the Sedona dehumidifier inside. Despite these challenges, the encapsulation was completed successfully, creating a cleaner, drier, and more energy-efficient space.

Long-Term Protection Through Proper Moisture Control Methods

This project highlighted the importance of using professional moisture-control solutions rather than relying on temporary or DIY fixes. Full encapsulation with SilverGlo insulation, combined with a Sedona dehumidifier, provided long-term protection against humidity, wood rot, mold, and cold floors—issues that will continue to worsen when crawl spaces remain exposed. By upgrading the barrier system and eliminating wet insulation, the home now benefits from improved comfort, stronger energy efficiency, and a protected foundation that will perform better for years to come.

If you’re experiencing cold floors, moisture concerns, or failing insulation in your crawl space, now is the time to address the problem before damage spreads. Crawlspace Water Intrusion Repair and Structural Stabilization in Memphis, TN

Water Intrusion in Crawlspace Causing Basement Flooding and Structural Settlement

Kevin L. of Memphis, TN experienced severe crawlspace water intrusion that led to basement flooding and structural settling—requiring immediate waterproofing and foundation stabilization to protect his home.

After living in his split-level home for six years, Kevin began noticing water entering his sublevel basement following heavy storms. The water was most visible near the hot water heater, with clear signs of damage along baseboards and door frames. The root cause was traced to a detached drain pipe under the kitchen in the crawlspace, which had saturated the soil beneath the main beam and support pillars. Combined with ongoing seasonal water intrusion around the perimeter, the excess moisture built up to the point of overflowing into the basement. This prolonged saturation also caused the support pillars to settle, creating a serious structural concern.

Crawlspace Encapsulation, Drainage System Installation, and SmartJack Stabilization

To resolve the issue, a comprehensive crawlspace waterproofing and structural repair solution was installed. Three standalone SmartJacks were placed beneath the main beam to stabilize and restore proper support. The crawlspace was fully encapsulated using a drainage mat (Delta) across the floor and Wall-E vapor barrier along the walls and piers to seal out moisture. A sump system was also installed in the basement to capture and remove water, replacing the failed drainage path. The discharge line was routed beneath the porch and out through the exterior wall, ensuring water is effectively directed away from the home.

Importance of Crawlspace Moisture Control and Foundation Repair

This project demonstrated how untreated crawlspace moisture can quickly escalate into both water damage and structural instability. Saturated soil weakens foundational support, leading to settlement, while excess moisture increases the risk of mold and poor indoor air quality. By combining crawlspace encapsulation, drainage solutions, and SmartJack stabilization, the home was protected against future water intrusion and structural issues. These industry-proven methods provide long-term protection, increase home value, and create a healthier living environment. Kevin was very pleased with the final results and the peace of mind that came with a dry, stable home.
