After living in his split-level home for six years, Kevin began noticing water entering his sublevel basement following heavy storms. The water was most visible near the hot water heater, with clear signs of damage along baseboards and door frames. The root cause was traced to a detached drain pipe under the kitchen in the crawlspace, which had saturated the soil beneath the main beam and support pillars. Combined with ongoing seasonal water intrusion around the perimeter, the excess moisture built up to the point of overflowing into the basement. This prolonged saturation also caused the support pillars to settle, creating a serious structural concern.
Crawlspace Encapsulation, Drainage System Installation, and SmartJack Stabilization
To resolve the issue, a comprehensive crawlspace waterproofing and structural repair solution was installed. Three standalone SmartJacks were placed beneath the main beam to stabilize and restore proper support. The crawlspace was fully encapsulated using a drainage mat (Delta) across the floor and Wall-E vapor barrier along the walls and piers to seal out moisture. A sump system was also installed in the basement to capture and remove water, replacing the failed drainage path. The discharge line was routed beneath the porch and out through the exterior wall, ensuring water is effectively directed away from the home.

We removed insulation and debris, installed 3,600 square feet of CleanSpace™ for moisture protection, and placed 780 feet of SilverGlo™ for enhanced insulation. A SmartSump™ with IceGuard™ was added for drainage, along with a multi-area dehumidifier and condensate pump to control humidity and prevent future damage. To improve accessibility, we fitted a new crawl space door and reinforced select vents for future maintenance. These efforts not only stabilized the structure but also ensured a healthier, drier environment beneath the home.
