Comment: Sellers that had an issue with their crawl space come up in the inspection. Inspector says... "Non adequate clearance below joists. A membrane is needed on the ground surface. Crawl space should have air flow from basement, rather than vented to exterior. This crawl space has been closed off entirely. Some darkening of wood visible at west rim joist. Radon mitigation ( which is needed) will require the membrane." Inspector recommends excavating, installing membrane, and remove window and install screen for air flow.
