After moving into their new home in Lawtey just a month ago, this homeowner quickly noticed water pooling around the back porch was made worse by clogged gutters and poor drainage. While cleaning the gutters was a good first step, it wasn’t enough to keep moisture out of the crawl space.
To address the issue at its core, we installed a full encapsulation system featuring a SaniDry dehumidifier to control humidity levels and a SmartSump pump to actively remove water intrusion. This combination helps protect the foundation, reduce mold risk, and ensure a dry, healthy environment beneath the home.

Moisture causes a subfloor to rot by creating the perfect conditions for mold and decay. When wood gets wet, it absorbs water, softens, and becomes a breeding ground for fungi. Over time, these fungi eat away at the wood, causing it to weaken and rot. Poor ventilation, leaks, or standing water make the problem worse, speeding up the damage and putting the subfloor at risk.
Water was pooling along the foundation of the home and causing the floor joists to weaken and floors to sag. We installed a full perimeter French drain system and UltraSump pump to eliminate surface water from collecting around the home. Then, we permanently stabilized this home's sinking foundation by installing SmartJacks with steel supplemental beams throughout the crawl space.
CleanSpace Drainage Matting is a dimpled plastic mat designed to be installed in crawl spaces. It serves to create a barrier between the crawl space floor and any water that may accumulate, directing water towards a drainage system. This helps prevent moisture buildup, mold growth, and structural damage by keeping the crawl space dry and improving overall indoor air quality.
