Wet Basement and Wet Crawlspace? Have No Fear TC Hafford Is Here!

Sometimes it feels like there is no solution to a wet basement. Add an attached crawlspace in need of help, and the hopes of having a dry and usable space begin to seem unobtainable.

 

Luckily, this homeowner in Kittery, Maine knew to call TC Hafford Basement Systems! System Design Specialist Brian Donnelly met with the homeowner and developed a plan to keep water out of their basement and encapsulate their crawlspace. To do this, Brian created a system using a range of Basement System products that are exclusive to TC Hafford in the state of Maine.

 

First things first, the crawlspace. While the crawlspace is relatively small compared to the basement, it is necessary to encapsulate it. Along with protection from mold and rot, a dry crawlspace will also be inhospitable to termites, cockroaches, ants, crickets, and many other pests that need excess moisture to survive. Mice and rats are deterred by the plastic vapor barrier, and flooding waters will be kept at bay. By sealing a crawlspace, you also keep away odors and allergenic mold spores that would otherwise rise up through the floor and into your home due to the stack effect. By sealing your crawlspace, you keep the summer heat out of your home and the winter cold away from your furnace, water heater, and other utilities. To encapsulate the crawlspace, first, a layer of drainage matting is placed down, followed by CleanSpace Vapor Barrier. To finish the crawlspace, SprayFoam is sprayed where necessary, and now the homeowner has a usable storage area.

 

Now it’s time to keep the basement dry all the time. While this may seem impossible at first, no job is too big or too small for TC Hafford Basement Systems. Around the perimeter walls of the basement, WaterGuard and TrenchDrain is installed to channel the water to a TripleSafe Sump Pump with an UltraSump Battery Back-Up. The inclusion of the UltraSump Battery Back-Up is important to keep water out of the basement even during power outages, which tend to be very common in Maine during storms. Once the water gets to the TripleSafe Sump Pump, it has to go somewhere. A discharge line is connected and fitted with IceGuards to prevent freezing and buried. Water is taken away from the home where it is no longer a problem. To keep the discharge line from being clogged, a LawnScape Outlet is fitted to the end of the pipe to prevent anything from entering the discharge line. To take care of any humidity in the basement, a Sanidry Sedona dehumidifier is set up with an additional line attached to the TripleSafe Sump Pump so the homeowner no longer has to go into the basement to empty their old dehumidifier.

Fresh Basement Slab with WaterGuard Piping Saves South Berwick, ME Basement from Moisture

With moisture easily able to enter this property owner’s basement, they were unable to make much use of the space. Looking to remedy this problem, they contacted us at TC Hafford Basement Systems, and we were soon able to give the homeowner a free estimate. Liking what we could offer, they gave our crew the go-ahead to begin work on excavating the old, leaking slab with a fresh slab of concrete. This new slab, however, was fitted with WaterGuard piping around the outer edge, buried just below the surface. These pipes will capture any leaking moisture in the future and guide it directly to the nearby TripleSafe sump pump. Finally, a CleanSpace wall system was put in around the exterior of the basement, to seal any moisture that might enter through the walls and brighten up the interior of the space.

With these additions to their home, this property owner should now be able to utilize their basement however they please without the need to fear water damage. The WaterGuard system will ensure this basement floor remains dry for years to come!

South Berwick, ME Basement Kept Dry with WaterGuard Installation

Having lived with a wet basement for years, this homeowner needed a permanent solution to keep their basement dry now that they could no longer keep the water at bay themselves. To properly waterproof the space, they called us at TC Hafford Basement Systems, and we set the up with a free estimate soon after. Once they gave us the go-ahead, our installation crew was able to get started on putting a WaterGuard system in place. The WaterGuard piping is buried in a shallow trench around the perimeter of the basement floor, covered by a fresh layer of concrete to conceal it within the floor. Once in place, the WaterGuard will absorb any moisture leaking in through the foundation in the future, keeping the surface of the floor water-free. This trapped water is guided below the floor to the SuperSump pump also installed by our crew. This pump can remove water from the home at a rate of 2,650 gallons of water per hour through the discharge line. Outside the home, a IceGuard & LawnScape pipe segments were intersected into the line to provide extra protection for the basement. The IceGuard will prevent any blockages in the line from causing water to back up into the home while the LawnScape covers the end of the line with a grate to keep out debris.

Now that a more permanent solution has been put in place, this homeowner no longer needs to worry about manually removing any water accumulating in their basement. The WaterGuard & SuperSump will ensure this basement stays dry for many years into the future!

Flooding South Berwick, ME Kept Dry with WaterGuard Protection

Having to manually remove water from their basement following any rainfall was not something this homeowner was too keen to continue. After seeing TC Hafford Basement Systems in their newspaper, they called us to ask about a free estimate. Following their estimate, our installation crew was dispatched to get started on resolving this homeowner’s wet basement problem. Once our crew arrived, they began work on the basement by excavating the perimeter of the floor, creating a shallow trench. This trench enabled WaterGuard piping to be laid surrounding the basement floor. These pipes have slits built-in to capture moisture as it leaks through the foundation during future rainfall. Once buried beneath a fresh layer of concrete, the WaterGuard will collect any moisture before it can reach to floors surface to pool up. This water is then guided below the floor to the SuperSump pump attached directly to the WaterGuard. The SuperSump removes 2,650 gallons of water per hour, plenty of power to keep this basement completely water-free!

Now this homeowner can relax during rainstorms, instead of struggling to keep their basement dry themselves. The WaterGuard & SuperSump system will maintain a dry basement floor for this homeowner for the future!
