This Acton, ME crawl space was the local hangout for critters and rodents who were looking for a warm, damp place to spend their time. Tired of the high moisture in their crawl space and dealing with mold and the musty smell permeating into their home, the homeowner scheduled a free estimate with TC Hafford Basement Systems. System Design Specialist Rick Russell met with the homeowner and worked with them to design a crawl space encapsulation system that would solve their issues.
The first step of encapsulating a crawl space is creating an inorganic barrier between the outside elements and the crawl space. CleanSpace with Drainage Matting is laid down and attached to the walls. Drainage Matting creates space between the earth and CleanSpace, allowing water to be channeled safely. A TripleSafe Sump Pump was installed to take the groundwater and any water channeled to the TripleSafe from the installed SmartDrain. The TripleSafe will push all water out of the space and outside, away from the home, through the new Buried Discharge Line. To finish off the encapsulation system, CleanSpace vent covers were installed to close off the foundation vents, keeping moisture out of the crawl space and the humidity at a safer level. Now critters and rodents don’t have a way into the crawl space, and moisture is kept out. The homeowner no longer has to deal with musty odors and can use their crawl space for storage.
Springvale, ME homeowners had contacted TC Hafford Basement Systems a few years prior, but held off on completing the work. After more years of water frustrations they called again ready to move forward with repairs. System Design Specialist Peter F. helped create a plan to address the water issues so their basement would remain dry moving forward.
CleanSpace Wall System was installed to act as a vapor barrier where needed and channel any moisture from the walls to the WaterGuard. WaterGuard is a perimeter system that funnels water to the brand new TripleSafe Sump Pump. The TripleSafe has two Zoeller sumps and a battery-powered backup. The TripleSafe drains water out of the basement and through an Exterior Buried Discharge line that is protected against ice buildup in the winter with IceGuard.
A Bridgton, ME homeowner has lived in their home for over 40 years and noticed signs that their crawl space needed some help. Musty smells and signs of damage began to raise concerns, so the homeowner reached out to TC Hafford Basement Systems to get help protecting the health and resale value of their home.
System Design Specialist Sam Crowley met with the homeowner to address the issues in the crawl space. The homeowner also wanted to address the issue of cold floors in the winter and groundwater seeping into the crawl space. A system was designed specifically for this crawl space, and Foreman Joshua and his crew installed it. They started by regrading the dirt floor to ensure a level ground, then laid CleanSpace with Drainage Matting. Power Braces were installed to stabilize the walls, and spray foam was used to help encapsulate the crawl space, keeping outside elements outside. Finally, a Smart Sump was installed and connected to an exterior Discharge Line that was buried so it would be out of sight and could carry any water far from the home, where it would no longer pose an issue.
We recently helped Bridgton, Maine homeowners encapsulate their damp crawl space with dirt floors. They were experiencing high moisture and wanted to avoid any damage to the structure of the home. We installed drainage matting along with CleanSpace vapor barrier liner. CleanSpace seals out moisture, and also helps prevent mold growth in the crawl space. We added a TripleSafe sump pump to remove ground water away from the home. TripleSafe sump systems have three pumps, one of which operates on a battery back up in the event of power loss. A SaniDry Sedona high efficiency air system was also installed, which both filters the air and controls humidity in the crawl space.
Homeowners in Oquossoc, Maine previously had a thin plastic layer installed in their crawl space to attempt to offer moisture protection. They found during heavy rains that water was coming in and getting very close to their electrical and septic systems. They contacted TC Hafford Basement Systems for help properly encapsulating the crawl space. We installed our two-step encapsulation system, consisting of drainage matting and CleanSpace vapor barrier. Drainage matting controls the groundwater flow, while the CleanSpace liner is installed above to seal moisture out of the crawl space. CleanSpace is made of an inorganic material, which also helps prevent mold growth.
