This Stanwood couple wanted to have their crawl space encapsulated due to dampness and cold air in the crawl space. They were also worried that snakes, spiders, and rodents would get into the home from the crawl space without it being "sealed off." We installed Drainage Matting and the CleanSpace Liner to keep out pests, water vapor, and humidity from the crawl space as well as the home.
The basement in this Burlington, MI basement had a couple of beams that were sagging pretty significantly. They needed some strong supports to help straighten them. Our crew installed a series of SmartJacks. To install these jacks, we remove a small amount of concrete and a cube of earth underneath. That gets filled in with compacted stone, the footing gets set on top of that, and the concrete is replaced. This creates a situation in which the weight that the jack is supporting is transferred deep into the ground past troubled soils. The jacks are adjustable and not only support an incredible amount of weight, but they come with an opportunity to lift the floors and walls above to their original position. These jacks significantly straightened the sagging beams.
Not every waterproofing project requires a full basement system. This Cadillac, MI home was the perfect example of that. Thanks to the slope of the hill that the house was built on, rainwater and thawing snow would regularly flow down to the concrete slab outside of this walkout basement. Since the foundation was already exposed, it was easy for water to end up inside the basement and puddle in the corners nearest to the downspouts.
Our system design specialist came up with a solution to catch and dispose of the water before it had a chance to threaten the basement. First, a TrenchDrain was added next to the concrete slab to catch any water that the gutter missed. Then, by extending the gutter downspouts and connecting them to a LawnScape outlet at the bottom of the slope, the crew was able to push water away from the house and foundation. The drain was connected to the same line as the downspouts for discharge. In the after photo, you can see the entire new system before the crew buried the lines.
Duane and Joy just bought their secondary vacation home in Cadillac, MI and were worried about the humidity in the springtime. The couple wanted a clean start to the home, so they called Ayers Basement Systems for a quote for any waterproofing measures that would be needed. The TripleSafe sump pump system utilizes three pumps in order to remove excess water from the crawl space. The second and third pumps are in case of emergencies so the space can remain dry, even when the power goes out. Drainage matting is a liner for the crawl space that is placed underneath the CleanSpace plastic liner. If the crawl space ever gets wet, the dimpled mat allows water to pass below to the sump pump. CleanSpace Wall System is a moisture barrier that uses a thick plastic liner along crawl space walls to keep them dry and last decades longer. It also has antibacterial properties that prevent mold and bacteria growth. Damp air takes more energy to heat and cool. Cutting down on the moisture in the crawl space, in turn, will cut down on how much it costs to heat or cool the home.
