A customer from Charlevoix contacted us about his crawlspace, he said that he wanted help with insulating with the crawlspace from the outside environment. When looking at his crawlspace we realized that he needed CleanSpace technology. CleanSpace is a 20 mil thick plastic liner that fits to the crawl space to completely seal the home from the earth. Polyester cord reinforcement allows for a lot of durability, to make it last longer than the home will. This liner also contains an antimicrobial additive to prevent mold. Castle Farms is a resort built in 1918 with a dirt crawl space that had substantial water damage. During rainy weather, water would enter the basement through the floor and walls. Standing water attracts critters and is a harbinger for bacteria and promotes mold growth. We laid a drainage matting underneath our CleanSpace crawl space liner. The raised dimples on our matting gives the water flooding into your crawl space a channel underneath your crawl space liner. That water is then sent to your perimeter drain and sump pump. The owner also chose to add a SaniDry dehumidifier to keep the crawl space clean and dry.
Charles worried about the ability of moisture to enter his home through the crawl space. He wasn't convinced that his crawl space vents were fighting the problem, so he called Ayers. We sent a team of experts to his home to investigate and recommend a solution. Charles had open vents allowing outside air and moisture to enter his home, causing mold growth, leading to structural damage. The team decided to install the CleanSpace vapor barrier, an antimicrobial-lined material specifically designed to prevent and eliminate mold growth. This Harrison, MI home had just been put on the market when the owners were told that the crawl space would need to be dried out before the home could be sold. Looking for a solution that would satisfy both the inspector and buyers without breaking the bank, the owners gave Ayers a call.
To pump water out and keep it that way, the crew installed a SmartSump. The sump will collect any water that enters the crawl space and direct it outside for drainage. Before completing the job, the crew covered the drainage pipe seen in the after photo with gravel. The owners chose to go with the 1/3 horse power pump which is capable of pumping out 2,500 gallons per hour. With any water that passes through the dirt floor being swiftly removed, this crawl space will no longer hinder sales.
This customer was experiencing moisture and a musty smell coming from the crawl space. The walls are cinder block and there was noticeable mold growing. The customer really wanted the crawl space enclosed/encapsulated and that is exactly what we were able to do.
We installed the white CleanSpace but we also installed our drainage matting and SilverGlo insulation. All three of these make a great team to fix any wet crawl space. The drainage matting works to direct any water that comes in directly to the sump pump where it needs to be. The SilverGlo insulation is better than fiberglass insulation because it won't mold and moisture can't ruin it. The CleanSpace is bright, durable, inorganic and waterproof. It will make any crawl space come to life while making sure it stays dry and closed off to any outside element including those unwanted critters.
