Kelly noticed a vertical crack in her finished basement wall and a big crack outside her home near the corner. She called becuase she wanted a solution to the cracks before they got worse and let water in. We installed Helical Piers so stabilize the home. They can be insatlled quickly and year-round. Not only can they stabilize the structure that is settling but they can also help restore the foundations to the original position.
This home had cracks showing on the outside retaining walls that were attached to the foundation walls. This had been going on for a few years but was starting to become more serious as some of the bricks were shifting. We sent a system design specialist out to check out the cracks and offer their best advice and solution to the ongoing problem. Both the home owner and specialist agreed on installing Wall Anchors to stabilize the cracking retaining walls.
GeoLock Wall Anchors are connected to earth anchors that are embedded into the soil out away from the foundation. The most unique benefit to Wall Anchors is their ability to be tightened over time which gives the wall the best chance at straightening back to its original position. Wall anchors can fix very severe bowing and leaning walls. They also solve the problem once and for all so no more worrying about your weakening foundation.
Corin and Caleb needed help stabilizing their bowing basement foundation wall. So they called our team and we installed the GeoLock Anchor System. In most cases this system can eventually straighten the wall back to its original position. It is done by putting heavy anchors in stable soil away from your foundation wall. This system is ideal because it involves minimal disturbance to your lawn and home.
The call from this Stockbridge, MI customer came after they noticed their kitchen, hallway, and bathroom floor were sloping. After a little bit of thinking, they realized that this entire area was directly above their crawl space. Leading them to the conclusion, that there must be a problem with it. Sagging floors are a common foundation problem, so we have a system that offers a permanent solution, the SmartJack system. The steel beams attached to the SmartJack system in the after photo are support beams that allow only a few jacks to lift the entire sagging floor. Also seen in the after photo is Froth Pak foam. The foam will prevent any air or water from entering through the gaps where the floor joist and walls separate. These customers can now walk around without fear of sliding down the hall.
The crawl space in any building is often ignored yet, it affects your home's air quality, temperature, and foundation. Those smells, uneven floors, and cracks in the wall could stem from an under-supported and wet crawl space. Taking care of your crawl space can restore and uplift the overall quality of a home.
In this home, we installed Clean Space technology and the Smart Jack system. Clean Space is a 20-millimeter thick plastic lining that is water and mold resistant. The before photo shows a crawl space covered with a generic plastic cover; this "fix" does not prevent outside air from getting in or reject the growth of mold spores. However, our Clean Space technology provides an airtight seal that stops moisture from getting in.
To support the foundation of the home, 3 Smart Jacks were strategically positioned in the crawl space. Smart Jacks are needed when the soil, that a home sits on, can no longer support the weight of the home and or the foundation has been eaten by mold. Clean Space provides a permanent solution to the water damage while the Smart Jacks permanently fix the issue of weak soil because they dissipate the weight of the home by using more surface area (soil) to hold up the home.
