The homeowners in Pierso, MI were noticing that there was a slope in their floor right above the crawl space. That slope is a major sign of foundation problems and that something needs to be corrected before further damage is caused.
Our professional team decided that the SmartJack crawl space stabalizers were the way to go. Sagging, bouncy floors indicate a serious structural problem that will worsen over time. The best way to permanently solve sagging, bouncy floor problems is to install SmartJack posts beneath the beam that supports your crawl space joists. The product is designed to raise the floor back to its original level. SmartJacks are protected with a thick galvanized coating preventing them from rusting.
Have a foundation comprised of stone or brick? Odds are, this foundation will start to give out sooner or later. When it does, like this Sherwood, MI family's did, we can repair the damage with our patented Shotcrete. Shotcrete is a sprayable, air-bubbled filled concrete that is also known as cellular concrete. Cellular concrete is resistant to freeze-thaw changes that weakens traditional concrete, is lightweight and practically self-leveling, has a fast installation process, and can easily be modified to suit multiple purposes. With Shotcrete, this family has a long-lasting solution to prevent against foundation failure.
For this home we worked with the person selling their house, the person buying the house, and the realtor managing the entire deal. It can sometimes be tricky to please everyone in situations like this, but luckily everyone involved was great and just wanted the problem fixed.
Tthe problem in this case was a bowing basement wall. Note in the before picture that the wall greatly diverges from the level. This can lead to leaking wall cracks and, ultimately, a wall collapse. But by installing PowerBraces to stabilize and, hopefully, eventually straighten the wall, everyone involved in the house's sale can feel confident that the basement is safe.
This Hastings, MI home was suffering from bowing walls. The initial tell for the owner was the stair-step cracking seen in the before picture. Once the system design specialist confirmed the inward bowing walls, the owner called on our crew to solve the problem.
After selecting to use our Geo-Lock Wall Anchor System as the solution, the homeowner was forced to wait until the ground thawed for production to occur. Once the soil was no longer frozen solid, the crew was able to excavate next to the wall and place the earth anchors into hard-packed distant soil. The anchors were then attached to the wall using steel tie backs and Geo-Lock wall plates, like those pictured in the after photo. Essentially, the anchors will stabilize the foundation while pulling the collapsing wall back to its original position.
Sven has settling of his garage on the corners. He wants to convert it into a living room and then add a second story but the outside corners are cracked and broken. We installed Helical piers to stabilize the failing foundation. The piers have easy, year-round installation so you never have to worry about pushing off the work due to the season. The piers can also help lift the foundation back to the original position!
