Joseph and Bonnie knew about a little bit of settlement when they bought the home, but it has progressively gotten worse. The couple wanted to take care of it now before it became a bigger issue, so they called Ayers for an inspection. Upon inspection, our crew noticed that one wall had settled about three quarters of an inch and another settled an inch and a half. All three of the main beams were sagging as well. Our crew determined that Joseph and Bonnie’s home would need SmartJacks to stabilize the foundation. 

SmartJacks are steel supports that balance the foundation of the crawlspace, lifting it to its original position. They can be adjusted so the home will never shift out of place and are anchored into the ground with poured concrete.

John was kind enough to already have the crawlspace dug to 8ft. so we could come in Shotcrete the walls.   

Shotcrete is a sprayable concrete that stabilizes crawl space walls and fills any holes letting in unwanted water or air. First, we secure steel wiring to the walls for extra support and for something for the Shotcrete can adhere to. Next, it's applied through a high-pressure house. The extra air propelling the concrete out is what makes the Shotcrete able to be applied to vertical and sloping surfaces. Finally, we smooth out any bumps or rough parts, so it looks perfect.

We were called when Jim saw that a portion of his home was settling. He noticed a large crack in the stone outside his house and knew it needed to be fixed. It was December and the homeowner was worried that the solution would have to wait. We installed Helical Piers to support the failing foundation. Helical Piers can be installed year round so you never have to worry about pushing off fixing your foundation issue. These piers not only stabilize foundations but can potentially lift the foundation back to the original position.

We received a call from a homeowner in Leland, MI that had some sagging floors. We drove to their property so that we could help. After looking at their home we found the root of the issue, their crawlspace. They had no support for the floor above it, so it began to sag. We then installed our SmartJack system. 

The SmartJack is a support system used to stabilize and level the floor joists in a crawl space. This system can support up to 60,000 pounds. The SmartJack system is placed on strong concrete fillings that have replaced the soil in that small location underneath the SmartJack. Now, this homeowner will never have to worry about unsafe saggy floors ever again.

Our friends Tom and his daughter Julie from Leland, MI found themselves facing a foundation support issue and they knew that they would eventually need to seek help from trusted experts.
