A homeowner with a house that was built over 100 years ago wanted to have their foundation supported because it had begun to sink in one corner. We installed the Helical Piers in order to save the foundation as well as raise the home back to its original level. We dug out the area around the foundation in order to insert the Helical Piers and once it was complete we replaced all the excavated dirt.
A couple in Canton, MI loved their home and planned to pass it on to their kids one day in the future. Unfortunately, that vision was in danger of falling apart due to foundation problems. They could see the family room was sinking more and more as time went on. It was evident by the 1.5 inch gap between the wall and hardwood flooring. The homeowners struggled to enjoy the space as they feared it would get worse. With the desire to host family gatherings and protect their home, they contacted HomeSpec Waterproofing and Foundation Repair for a free estimate.
HomeSpec sent one of their project managers, Jeremiah, to inspect the home’s situation and make a fitting recommendation. Many settlement issues can be fixed using piers or some other form of floor support. However, this home required a different approach. Jeremiah suggested using PolyLevel® Injection Foam to lift the slab the family room sits on and then seal any cracks by using NexusPro sealant. The homeowners agreed to this plan and then scheduled a HomeSpec team to do the work. Fred, a foreman who specializes in PolyLeveling jobs, led the crew and together they completed the job within one day. The homeowners were happy with the final results and would later install new flooring.
This homeowner contacted HomeSpec because she had a vertical crack (shown in photo) in her foundation that was leaking.
She wanted it repaired from the outside, so our crew excavated that section of the wall and sealed the crack to waterproof and stabilized the foundation (shown in second photo). Once the dirt was filled back in, it looked good as new!

To solve this problem, our specialists installed helical piers under the foundation. The piers lift the foundation back into place and stabilize it - preventing any more damage. Then we repaired the cracks and the concrete inside the garage. This homeowner is extremely thankful that we were able to save his garage and his foundation!

These galvanized steel posts stabilize the crawl space by holding the weight of the structure and lifting the floors above back to their original height – effectively eliminating the sagging floors.
