Concrete is often poured over loose, weak or backfill soil during construction. Over time the soil can settle, shrink in dry condition or soften and wash away completely as water runs down joints and cracks. Here we can see a clear visual comparison at just how effective using a combination PolyLevel and NexusPro crack sealant is. PolyLevel is an expanding polyurethane foam that is injected beneath the concrete to fill the gaps caused by soil erosion and raise and stabilize the concrete surface. After using the PolyLevel system to address the immediate need, our crew would seal cracks and joints in the concrete slabs with NexusPro joint sealant to keep out water that could soften and was away the soil underneath to repeat the problem. Using these two in conjunction, provides a proper solution, that is long lasting and reliable.

Uneven Driveway and Garage Made Level in Troy, MI

A garage and driveway in Troy, MI had cracked slabs of concrete that were no longer level. The homeowner reached out to HomeSpec Waterproofing and Foundation Repair to see if they could help raise the garage entrance slab and inquired about how much a quote would be. A call center representative scheduled the homeowner for an inspection with Jeremiah, one of HomeSpec’s senior project managers. At that appointment, Jeremiah would be able to give a precise quote.


On the day of the appointment, Jeremiah took detailed measurements and notes of the concrete in question. Other observations of the exterior of the home also helped him to dictate what the best course of action would be. He then discussed a repair plan with the homeowner so they could identify the price of the project. Jeremiah proposed lifting the concrete using PolyLevel® Injection Foam and then the cracks and joints would have NexusPro sealant applied. This addressed leveling the driveway and garage as the homeowner desired; however, Jeremiah also wanted to prevent more sinking from occurring in the future. He proposed installing a downspout extension so water would no longer wash over the driveway. The homeowner agreed to all of the ideas proposed and moved forward with the project.

Sinking Garage Floor PolyLeveled in Oakland, MI

These homeowners contacted HomeSpec to have their concrete garage floor repaired - it was sinking so bad that there were large gaps between the floor and the wall. It was quite unsightly!

Detroit, MI Driveway Lifted and Leveled in Preparation for New Garage

A Detroit, MI homeowner originally reached out to HomeSpec Waterproofing and Foundation Repair due to water entering their basement during heavy rain events. A senior project manager named Jeremiah went out to the home for a free inspection, where he discussed concerns and goals with the homeowner. After receiving the quote, they needed time to evaluate their options. Later that year, the homeowner reached out to HomeSpec again; however, they now wanted to get a quote for concrete leveling as well. They were preparing to install a garage and wanted their driveway fixed in advance. Another project manager, Jim, visited the home to evaluate the driveway where they wanted to level the area. Once this inspection was complete, Jim spoke with the homeowner about both the waterproofing and concrete leveling repair plans. They agreed to move forward with both projects and scheduled crews to begin the work.


For the concrete leveling and repair portion of the work, there were three main steps. The first step was to cut through the joints of the concrete slabs and drill small holes through to the underside. This would allow for step two, to inject PolyLevel® Injection Foam and lift the concrete to an even level with the other slabs. Finally, the crew could seal the cracks and joints using NexusPro sealant. This combination of products would keep the driveway even and protect it from sinking further.
