The homeowners of a single-family home in Gilbert, AZ reached out to Arizona Foundation Solutions regarding some cracks in their floor. The owners needed to replace their tile floor and noticed that the cracks were very deep and wide. Arizona Foundation Solutions came up with the idea of solving the crack problem. By performing some concrete crack stitches, the issues were solved, and as you can tell on the before & after photos you can barely see the cracks now.

The Owners of this 1980’s single family ranch style home reached out to us after noticing several signs of a foundation problem.

These signs included:

• Floors that are out of level
• Cracks in the drywall
• Cracks in the concrete stem wall
• Gaps / extra space between baseboards and the floor
• Exterior wall cracks

The Homeowners reported some of these symptoms began a few years ago.  Over time, the existing cracks have gotten worse and new cracks (both interior & exterior) have begun to appear.  It was important to the Homeowner that the problem be fixed correctly; maintaining the property value and restoring peace of mind were among the driving factors.

This foundation repair project had a number of items addressed, including foundation settlement near the bay window.

After a detailed evaluation of the home, our team determined that the most effective long-term solution was a foundation underpinning system using heavy-duty push piers. These engineered pier systems are designed to stabilize settling foundations by transferring the weight of the structure to deeper, more stable load-bearing soils beneath the home.

Under the supervision of Foreman Ricardo, the crew carefully excavated around the affected foundation areas and installed steel pier brackets beneath the footing. Using specialized hydraulic equipment, the push piers were driven deep into stable supporting strata to bypass the shifting surface soils responsible for the settlement. Once the system reached proper load capacity, the foundation was stabilized and adjusted where possible to help improve the levelness and structural performance of the home.

After the repair was completed, the homeowners noticed significant improvements throughout the property, including increased floor stability and reduced structural stress. With the foundation now reinforced by a permanent pier system, the Gilbert home is better protected against future settlement-related damage and positioned for long-term structural stability.

This 1990's Gilbert, AZ home had a cracked stem wall that the Homeowners were concerned about. Arizona Foundation Solutions excavated near the deteriorated stem wall and the wall was chipped, down to the good concrete. Old Rebar was replaced with our non-ferrous composite bars. Finally, the wall was reconstructed with a cement patch and the excavated area was backfilled to finish the job!
