Comment: I had a building inspector do a courtesy call after taking possession of my new home. There were some issues in the crawl space and he provided some recommendations. There are signs of water ingress and high humidity. He recommends a mechanical exhaust very to be installed as well as a vapour barrier and possibly a sump pump. Is it possible to receive a quote for this work? I also have to get another construction contractor in to look at some joists and beams that have possible growth and deterioration as well as install new insulation.

Comment: Crawl space efflorescence, mold, and musty air. Home build date 2003, with gas furnace in crawl space (replaced/upgraded in 2018). Crawl space has a thin, rough concrete slab with dark patches and efflorescence from moisture. Appreciate an inspection and corrective options with cost estimates. Wondering if a dehumidifier would be enough, or if more extensive measures are needed.

Comment: Please contact me through email. I have a 3' crawl space with a low spot on one side, it is a cement floor. In the winter the low area gets a couple inches of water in an area about 10' x 10'. I have had the perimeter drain flushed out, the gutters cleaned, and we have checked for where the water is coming in. It looks like we have a high water table, and the building inspector that inspected the house thinks that the vapour barrio under the cement floor must have a leak in that area. The water never gets more than a couple inches deep, but I usually clear it out with a wet/dry vacuum every few weeks in the winter. In the summer it is bone dry even when we get a good bit of rain. I am thinking I need a crawlspace sump pump. Thanks Ryan
