This homeowner was having problems with their chimney sinking away from the home. Often times, chimneys have their own foundation and are very heavy, making them sink into the ground. We installed helical piers at the base of the chimney, and raised the base back to where it originally was installed. This home in Dayton, OH, was settling, causing the brick exterior to reveal stair-step cracks. Stair-step cracking is a very common symptom of settlement, as the mortar between the bricks are oftentimes the weakest points in a structural wall. This is the same reason why windows and doors can become sticky due to settlement, as they are also weaker points in a structural wall. We underpinned the foundation with our helical piers in order to stabilize the foundation. We also lifted the piers with hydraulic power to lift the foundation back up, helping close the stair-step cracks. The homeowner was pleased with our crews ability to navigate the project and to keep the homeowners informed about the steps they took to repair the foundation.
This overhanging sunroom in Beavercreek, OH, was sinking away from the home. The existing wooden posts were too weak to be able to support the load, and the posts were to shallow to prevent settling. A relatively easy fix, we installed our SmartJack posts to support the sunroom above. By digging deep enough into the soil, our SmartJacks will reduce the chance of settling in the future by a very large margin. And even if they do settle a bit, we can adjust them to compensate for it. These steel posts are made of galvanized steel to prevent rusting, and they are a much stronger alternative to wood. If you look closely at the horizontal wooden beam in the before and after photos, you can notice that our crew was able to straighten it back out.
We repaired this foundation in Morrow, OH, for a home that was built in the early 1940's. The home was built by a man during World War Two at a time when the country was limited on resources. All things considered, the home was built very sturdy, and it even required us to break a couple of our drill bits when we drilled through the foundation. However, like most homes, the foundation had succumbed to moisture and a high water table, causing the walls to bend and the floors to flood often. We repaired the bowed walls by bracing the foundation, and we waterproofed the home with our interior drainage system. Additionally, our BrightWall panels were a nice choice to cover up the stained concrete.
The foundation of this Fairborn, OH, home was settling, which had caused a gap to appear between the brick wall and the slab foundation. To repair the sinking foundation, we underpinned the footing of the slab with our helical pier system. This repair process also allowed us to lift the foundation back up against the brick, effectively closing the gap. Inversely, the gaps that appeared inside the home had closed up as well, including the gap between the baseboard and vinyl flooring.
