Nasty Fiberglass Insulation on Homes Crawlspace Duct System - Beaverton, OR

In an attempt to lower energy costs it can be normal to insulate a ducting system in a Crawlspace. However, fiberglass insulation can hold water, leading to mold, and attracts critters who like to use it for bedding. This ducting's insulation was nasty. To ensure their crawlspace was waterproofed and insulated the proper way we removed the damaged fiberglass, and insulated the space with our crawlspace encapsulation. 

Finding a Long Term Solution in Beaverton, OR

This homeowner called up John's Waterproofing. They had been replacing fiberglass and a simple vapor barrier for years and years. As they were getting older, they decided they wanted something that provided a long term solution that would help their home be dry and healthy. They opted for an encapsulation system and were thrilled with the transformation! 

Falling Insulation and Mess in Crawl Space - Aloha, OR

This homes crawl space had falling fiber glass insulation and was an overall difficult space to enter. To make the space easier to crawl through, and healthier overall, the homeowners wanted to encapsulate the area. To learn more about encapsulation, they called up John's Waterproofing to ask questions and ensure it would be the right option for them and their home. 

Full Encapsulation of Crawl Space - Beaverton, OR

The foundation of this home had started settling, prompting the homeowner to call on John's to come take a look. Our Design Specialist thoroughly inspected the foundation and crawl space, and found the settling was due to water intrusion, weakening the soil supporting the home. Fortunately for the homeowner, John's is the leading expert in both waterproofing and structural repairs. To prevent further weakening of the soil supporting the foundation, our Design Specialist recommended a Full Encapsulation of the crawl space. This would seal the entire space, and pump all ground water intrusion safely away from the home. To return the foundation back to its correct and level height, he recommended the hydraulic installation of 4 Helical Piers. These Piers are made of heavy-duty steel, drilled deep into the ground, to lift and support the weight of the home. The homeowner was pleased with both of these recommendations, so we got her on our schedule. To begin the work, our crew of Structural Experts arrived, and bolted 4 Steel Brackets directly onto the settling concrete foundation walls. Next, they hydraulically drilled the Steel Helical Piers through each Bracket, deep into the weight bearing stratum of the earth, until the entire home was lifted back to its appropriate height. The Piers will remain to prevent future settling.

With the Structural repairs now complete, our expert Waterproofing Crew began the process of Encapsulation. First, they removed all debris, and then laid down 3" Perforated Pipe all along the interior perimeter of the crawl space, to collect all ground water intrusion. This Piping will route all water into a SuperSump Pump, which will then pump all of it safely away from the home via a discharge line. On top of the Piping, they laid down TerraBlock foam padding. This ground covering helps insulate the space, and provides a sturdy walkable surface. On top of the TerraBlock, and onto the walls, we placed our 20 Mil thick CleanSpace Vapor Barrier. CleanSpace is bright and white, creating an aesthetically pleasing atmosphere. It is interlaced with Carbon Fiber, deterring rodents from chewing on it, and is guaranteed for 25 years against rips and tears. It also ensures that no moisture will enter into the space. To ensure a 100% air-tight seal in the crawl space, our crew covered each original crawlspace vent, with a Vent Cover that will allow no air or debris to enter from outside. To fill every crevice and void, our crew installed Spray Foam Insulation directly onto the foundation walls. It saves homeowners up to 40% per year on their energy costs, and will last for the lifetime of the home. To maintain a healthy relative humidity of the crawl space, our crew set up a SaniDry Sedona Dehumidifier. This Dehumidifier is an absolute powerhouse - keeping the air inside of your crawl space dry and healthy 24/7. It prevents mold growth, is energy efficient. A healthy air environment in your crawl space is important, because 40% of the air inside of your home comes from your crawl space. Encapsulated crawl spaces support the overall health of the loved ones inside of your home. Our Electrical Division installed a dedicated electrical outlet in the crawlspace, to provide electricity to both the Dehumidifier and the SuperSump Pump. This crawl space has now been Fully Encapsulated to ensure a safe air quality both underneath and inside of the home, as well as to prevent ground water intrusion from causing further weakening of the soil supporting the home. The waterproofing and structural work completed by the experts here at John's was completed with extreme attention to detail, and will permanently protect the integrity and safety of the entire structure of this home!
