This crawl space was completely flooded and was creating multiple issues for this home. Wanting a permanent solution, this homeowner reached out to John's Waterproofing to get the job done. We sent out one of our system design specialist to perform a free inspection and estimate. After the inspection, our design specialist met with the homeowner to discuss solutions for this space and they agreed a full encapsulation would be the best option for this nasty, wet space. To begin, we removed all the debris and damaged fiberglass insulation. Since this crawl space had a lot of standing water, we had to dry out the space. All the water in the space caused a lot of moisture and humidity, which led to some mold growth, so we spot treated the mold stains with our highly effective cleaner, Mold-X2. We then dig a trench around the interior perimeter of the crawl space to lay down a perforated pipe into a silt sock. This will secure a safe passage for the water to drain to the SuperSump Plus pump at the lowest point. We install a discharge line outside to drain the water away from the foundation. Our LawnScape outlet is connected to this line. It is a grated drain that allows water to pass through but keeps debris out of the discharge line. We then install a RainDrain, which will collect water before it gets to the home and will drain it away. Next, we install our TerraBlock system. This goes directly on the dirt floor of the crawl space creating an insulated barrier between the home and the earth. With this barrier, it will keep moisture from making its way up through the crawl space flooring. On top of the TerraBlock, we install our CleanSpace system. This goes all along the foundation walls, up to the rim joists and is sealed at the footing of the wooden posts with our waterproof tape. All the vents in this crawl space are then sealed. This will prevent outside air from entering the space. Then, we install our SaniDry Sedona to control the environment. This effective dehumidifier will eliminate damp, musty odors by drying and filtering the air, and will keep the home at a healthy relative humidity. To finish this project, we install our foam insulation. This is sprayed all along the foundation walls, up to the rim joists ensuring an airtight seal in this space. 

When a crawl space has prolonged exposure to water, it can lead to wood rot, weakening of the structural integrity and can compromise the stability of the home. Water can also attract pests and rodents due to the moist environment that it creates. These pests can even cause further damage and introduce health hazards and musty odors that will waft into the living space above. These homeowners wanted a solution to their problems and decided to call John's to get the job done. After their free estimate and inspection, our system design specialist met with the homeowner and went over some options for this space. They decided that an encapsulation was the best route. We begin by removing all the debris and old fiberglass insulation from the space. Then, we dig a trench around the interior perimeter of the crawl space to lay down a perforated pipe into a silt sock. This helps secure a safe passage for the water to drain to the SuperSump pump at the lowest point. We also installed our SmartDrain which will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water to a drywell underneath the CleanSpace until the homeowner can fix it. Next, we install our TerraBlock system. This goes directly on the dirt floor of the crawl space creating an insulated barrier between the home and the earth. On top of the TerraBlock we install our CleanSpace system. This is installed along the foundation walls, up to the rim joists and is sealed with our waterproof tape at the footing of the wooden posts. The white finish of the CleanSpace really brightens the space. All the vents in the space are sealed shut to prevent outside air from entering, creating a controlled environment. We installed a SaniDry dehumidifier to eliminate damp musty odors by drying and filtering the air, and will keep the home at a healthy relative humidity all while promoting clean air throughout the entire home. Lastly, we install our foam insulation. This is sprayed along the foundation walls, up to the rim joists. Foam fills every crack and void, ensuring a full air tight seal. These homeowners can be sure their home will be protected for years to come. 

When homeowners bought their new home, they wanted to make sure every single part of their home was up to date and would keep their family safe and healthy, while improving the home's longevity. After doing plenty of research, they came across John's Waterproofing's wonderful reviews and gave us a call. Though they had never been down in the crawl space, they wanted us to inspect it for any existing problems and see if there was anything that could be improved. We sent a design specialist out for a free inspection, and while they didn't find any water issues, there was fiberglass insulation hanging from the subfloor, dirt over the torn vapor barrier, and open exterior vents and doors. After discussing what we found below, the homeowners expressed their desire to completely upgrade the space and make it top-notch. And that's exactly what we did.

First, we removed all of the debris from the crawl space. After the insulation, excess dirt, and old vapor barrier were gone, we installed TerraBlock insulation across the ground. This thick foam is paired with our CleanSpace vapor barrier, a durable 20mil liner. The CleanSpace is anchored on top of the TerraBlock and extends up the walls. This duo provides ultimate protection against moisture, debris, and rodents, while keeping the space at a consistent temperature. Durable vent covers were installed, along with an EverLast crawl space door that seals tightly along the foundation. Then, the team applied Spray Foam across the walls, adding the finishing touch to the encapsulation. Spray Foam doesn't let anything get past it, whether it's water, air, or heat. Because the home wasn't experiencing water intrusion, a SmartDrain was installed instead of a sump pump. While sump pumps are crucial for crawl spaces with water problems, the SmartDrain is the perfect preventive solution for homes like this. It is designed to catch minor leaks and sound an alarm to alert the homeowners if one were to occur. Finally, a SaniDry Sedona dehumidifier was installed and set to maintain a relative humidity of 55%, preventing mold growth while keeping the crawl space dry, healthy, and protected. By taking preventive action early on with a full crawl space encapsulation, these homeowners invested in the long-term health of their home. Now they can enjoy their home knowing the space under is just as protected as everything above it. 

When water enters a crawl space, the humidity rises, the air quality is poor and even the value of the home lowers.  This homeowner reached out to John's after finding signs of a water intrusion in their crawl space. We sent out one of our knowledgeable system design specialists to perform a thorough inspection of the crawl space. When he was done, he met with the homeowners to go over the best option to permanently solve this issue. The homeowners were happy with the solution offered and they moved forward with the estimate. To begin this project, we removed all of the debris, fiberglass insulation, and old vapor barrier. Next, we dig a trench around the interior perimeter of the crawl space in which we lay down a 3 inch perforated pipe into a silt sock to create a secure passage for water to drain to the lowest point. Then, at this low point, we install our SuperSump plus, that will collect all of the water and pump it outside of the home, away from the foundation via discharge line. Next, we install our TerraBlock system directly on the dirt floor of the crawl space. This creates an insulated barrier between the home and the earth. Along all of the foundation walls and on top of the TerraBlock we install our CleanSpace system. This 20-mil-thick liner is tear resistant and manufactured with an antimicrobial additive called "UltraFresh" molded right into the material. It is sealed at the footing of the wooden posts with our waterproof tape. To keep the environment controlled we install our SaniDry Sedona. This will keep the home at a healthy relative humidity and will eliminate damp and musty odors by drying and filtering the air. Finally, to finish this crawl space, we install our foam insulation. We spray this foam along the foundation walls in layers, filling every crack and void. This type of insulation offers a complete air tight seal which will help lower energy costs. Now that this crawl space is fully encapsulated this homeowner no longer has to worry about water causing issues down the line. 

When water enters a crawl space, it can cause several serious issues. It can rot the wood posts that stabilize your home and create a breeding ground for mold. Some people think what is in their crawl space doesn't matter and won't affect them in their home, but what is under can find its way back up. Wood rot can create bouncy floors and sticking doors, while mold affects the air you breathe and can cause several health issues. For this home, the biggest culprit was the foundation vents, which were allowing water to enter directly into the crawl space, along with outside air and rodents. The home needed to be saved right away. Our John's Waterproofing team worked with the homeowners to craft an optimal plan to stop the flooding at its source, prevent water from entering through the vents, and protect both their health and home.

The project started when our crew went down into the crawl space and removed all debris left behind by the flooding. Then, a trench was dug along the interior perimeter, and a Perf Pipe was placed to catch groundwater and redirect it to the sump pump. Next, a SuperSump Plus sump pump was installed, which collects water and pumps it out of the crawl space using a discharge line. With the water redirected, the pesky exterior vents that had been letting water flood into the crawl space needed to be closed off for good. Durable, heavy-duty plastic Vent Covers were installed to ensure that no rodents, water, or air could get inside. Back in the crawl space, TerraBlock, a thick foam insulation, was laid along the dirt floor to reflect heat up into the space, all the while trapping moisture underneath. On top, a CleanSpace vapor barrier was attached and overlapped. CleanSpace is our 20-mil polyethylene liner that prevents moisture, outside air, and rodents from entering the crawl space. After that, a SaniDry Sedona dehumidifier was installed to keep humidity levels at the perfect percentage, preventing mold growth. The last step of the project was our team applying Spray Foam along the walls, which gets in every crack and every hole, completely sealing the space off from the unwanted elements. Put this all together, and we've created the ultimate solution to encapsulating the crawl space, stopping the flooding that once occurred, optimizing energy efficiency, keeping the crawl space dry; saving the homeowners' health and protecting the home for years to come.
