When a crawl space has prolonged exposure to water, it can lead to wood rot, weakening of the structural integrity and can compromise the stability of the home. Water can also attract pests and rodents due to the moist environment that it creates. These pests can even cause further damage and introduce health hazards and musty odors that will waft into the living space above. These homeowners wanted a solution to their problems and decided to call John's to get the job done. After their free estimate and inspection, our system design specialist met with the homeowner and went over some options for this space. They decided that an encapsulation was the best route. We begin by removing all the debris and old fiberglass insulation from the space. Then, we dig a trench around the interior perimeter of the crawl space to lay down a perforated pipe into a silt sock. This helps secure a safe passage for the water to drain to the SuperSump pump at the lowest point. We also installed our SmartDrain which will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water to a drywell underneath the CleanSpace until the homeowner can fix it. Next, we install our TerraBlock system. This goes directly on the dirt floor of the crawl space creating an insulated barrier between the home and the earth. On top of the TerraBlock we install our CleanSpace system. This is installed along the foundation walls, up to the rim joists and is sealed with our waterproof tape at the footing of the wooden posts. The white finish of the CleanSpace really brightens the space. All the vents in the space are sealed shut to prevent outside air from entering, creating a controlled environment. We installed a SaniDry dehumidifier to eliminate damp musty odors by drying and filtering the air, and will keep the home at a healthy relative humidity all while promoting clean air throughout the entire home. Lastly, we install our foam insulation. This is sprayed along the foundation walls, up to the rim joists. Foam fills every crack and void, ensuring a full air tight seal. These homeowners can be sure their home will be protected for years to come.

After our system design specialist was through with the inspection, he met with the owners to discuss the best solution for their dark, wet, and musty crawl space. After hearing their game plan, they moved forward and we began the project. Due to the standing water, there was a lot of moisture which led to some areas with mold, which we spot treated with Mold-X2. This is our highly effective cleaner for contaminated surfaces such as wood. Mold stains are removed in 20 seconds. Then, we dig a trench around the interior perimeter of the crawl space in which we lay down a 3 inch perforated pipe into a silt sock to secure a passage for water to safely drain to the TripleSafe sump pump at the lowest point. We then install a discharge line outside that is connected to the sump pump to direct the water to away from the homes foundation. Next we install our SmartDrain system. This will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water into a drywell underneath the CleanSpace until they can fix the leak. To create an insulated barrier, we install our TerraBlock system on the dirt floor of the crawl space, separating the home and the earth. On top of the TerraBlock, along the foundation walls, and up to the rim joists, we install our CleanSpace system, which is our 20 mil-thick-liner that is sealed at the footing of the wooden posts with our waterproof tape. All the vents are then covered to make sure no outside air enters. To control the environment we install our SaniDry Sedona. This effective dehumidifier will eliminate damp musty odors by drying and filtering the air while keeping the home at a healthy relative humidity. To finish this project we install our foam insulation all along the foundation walls up to the rim joist ensuring every crack and void is filled to guarantee an airtight seal. With this project now complete, these homeowners can have peace of mind that their home is protected for years to come.

Next, we install our TerraBlock system onto the dirt floor to create an insulated barrier separating the home from the earth and will block moisture from making its way up through the crawl space floor. We then install our CleanSpace system on top of the TerraBlock and onto the foundation walls, up to the rim joist and is then sealed at the footing of the wooden posts with our waterproof tape. We also install our EverLast door to create exterior access into the crawl space and will adapt to all weather conditions. To keep the environment controlled, we then install our SaniDry Sedona. This dehumidifier will effectively eliminate damp and musty odors while keeping the home at a heathy relative humidity. This will also help at promoting healthy air throughout the entire home. Lastly, to finish this project we install our foam insulation. This is sprayed onto the foundation walls, up to the rim joists filling every crack and void guaranteeing a complete airtight seal. With this encapsulation, these homeowners can be sure that their personal belongings will be protected. 

Here is a customer in Portland, Oregon called stating that his sump pump wasn't working or pumping out water. When our team went out to look they found this homemade sump pump that definitely was not working and there was standing water and much in the crawl space. The Foreman went over all of the issues and the possible fixes with the customer and they decided that a full encapsulation was the best choice. Customer now has a clean, dry crawl space that is virtually maintenance-free while also helping cut costs on his energy consumption. 

This old vapor barrier had been installed by another company and was ready to be replaced. To give the waterproofing system a longer lifespan, the homeowners opted to upgrade to a CleanSpace Vapor Barrier and Crawlspace Specific Insulation.
