Basement and Crawl Space Moisture Created Musty Odors Inside the Home

A homeowner in Memphis, TN contacted Redeemers Group after noticing moisture concerns, musty odors, and possible mold-related smells coming from the basement and crawl space areas of the home. The biggest concern was the back porch addition, built around 2010, where the vapor barrier had deteriorated and a second HVAC system ran through the crawl space. The family had also dealt with allergy concerns and had already invested in air purifiers and HVAC improvements, so controlling crawl space moisture, reducing mold risk, and protecting indoor air quality were top priorities.

Full Crawl Space Encapsulation Helped Control Moisture and Improve Energy Efficiency

During the inspection, the home was found to have two separate crawl spaces: a newer crawl space under the addition and an older main crawl space accessed through the finished basement. Both areas had failing ground plastic, moisture concerns, and conditions that could support musty odors and mold growth. Redeemers Group recommended full crawl space encapsulation using CleanSpace and SilverGlo insulation to separate the home from the damp ground, improve thermal performance, and help create a cleaner, drier, more controlled crawl space environment. In the older crawl space, the crew removed deteriorated insulation and failing vapor barrier material before installing the encapsulation system.

Proper Crawl Space Sealing Protected the Home From Future Moisture Problems

The installation required careful work because the older crawl space had tight access, aging insulation, ductwork, pipes, and wires along the walls. The crew coordinated around HVAC obstructions, sealed difficult access points, installed SilverGlo where possible, and used PVC board to help make one area airtight. The newer crawl space installation went more smoothly, and the finished system helped reduce moisture exposure, improve crawl space air sealing, and support healthier indoor air. This type of crawl space repair was important because moisture control, mold prevention, vapor barrier replacement, and crawl space insulation all worked together to protect the home’s structure, comfort, energy efficiency, and long-term property value.
