After inheriting this Prudenville, MI property was from his father, the new owner decided it was time to say goodbye to the place and put the home up for sale. He was then blindsided during the sale process when he found out that the home was suffering from a terrible case of moldy crawl space syndrome (not a real diagnosis, but you get the point). The inspector informed the new owner that if he wanted to have any chance of selling the home, he would need to eradicate the mold and encapsulate the crawl space to prevent it from happening again.

Because the house was located next to a lake, moisture was very common and the crawl space would need a full system to make sure mold didn’t return. Beneath the CleanSpace vapor barrier seen in the after photo, is a drainage matting. The drainage matting is designed to keep water from puddling up and force the flow of water towards a newly installed Smart drain for discharge. Not pictured from the installation, but also designed to put a stop to mold were the SaniDry crawl space dehumidifier and vent covers. The CleanSpace barrier will prevent moisture from coming through walls and the floor, and the air tight vent covers will stop moisture and humidity from entering through the wide vent entrances. With all of these products working together, this home will be protected from mold growth for years to come.

Building code requires an egress window in a basement bedroom, but they are often a desired feature in any finished basement or even unfinished spaces because they let light into a normally dark room.

The owners of this home in Petoskey, MI were looking for a solution to keeping their basement dry and stopping wall leaks. So, we provided them with WaterGuard. This sub-floor drainage system is laid on top of the footing around the the perimeter of the room. A small space is left between the wall and the floor so that any wall leaks can drain directly into WaterGuard where the water is then rerouted to the sump to be discharged from the basement.

This crawl space came a long way during the remodel process. As you can see in the after photo, the entire crawl space was covered with the plastic white liner CleanSpace. The moisture impenetrable barrier is perfect for dirt crawl spaces where it’s easy for moisture and water to pass through. CleanSpace can be wrapped around other objects, like the piers seen in the photos, to prevent moisture from affecting them as well. If moisture does enter this crawl space from another source, one of the other two products installed will swiftly deal with the problem. The blue box in the after photo is a SaniDry CX dehumidifier. Its smaller size makes it the perfect for crawl spaces, and its self-draining ability makes it great a complement to the SmartSump sump pump system, also in the after photo. The smart Sump will keep this crawl space continually dry by pumping out any water trapped under the vapor barrier. A full crawl space system like this will cover any and all possible problems for the homeowner.

This Mackinac City, MI was dealing with the-ever-so common leaky and moldy crawl space. These products will help better regulate the temperatures of the crawl space and provide a waterproof solution at the same time. Both are made of waterproof material and won’t allow water or humid air (the key ingredients to mold growth) to leak into the crawl space. Don’t look too hard for Terrablock in the after photo. The key to keeping mold and water out is the CleanSpace encapsulation. That’s the white, plastic liner seen in the after photo and it covers every inch of the crawl space floor, including the Terrablock foam. Impenetrable by water vapor or moisture, a CleanSpace encapsulation is just what this crawl space needed to put a stop its leaking water and energy problems.
