Before the intervention by The Basement Doctor team, the homeowner faced a concerning issue: the main beam in their crawl space was compromised due to sinking concrete columns, leading to a sagging problem that threatened the integrity of their home. As you can see in the 'before' photo, the significant sagging posed a serious concern. Fortunate for this Owingsville, KY homeowner, our solution was at hand. We installed our innovative SmartJack system, a reliable and durable fix to reinforce the weakened structure. We also replaced the main beam, as it was too far gone. This house was built on a slab foundation, meaning the footers were pretty much on top of the dirt. We often witness foundation problems for structures built on slabs because the footers do not sit beneath the frost line, (the frost line is where the soil is able to freeze underground). Because the footers of the foundation sit above the frost line, the soil beneath it often goes through periods of shrinking and expanding, causing havoc on the foundation. Although scary, we were able to fix this side of the structure relatively easily by underpinning the foundation with steel piers. After lifting the foundation back with the red attachment on the piers, (seen in the after picture) we then take the attachments off and backfill the piers, leaving them completely concealed from the ground.
The wall in the garage of this home was bowing in from built up water on the outside soil of the garage. In order to keep this wall stable, we installed a system of PowerBrace steel beams. PowerBraces are not just your everyday steel beam product. They have unique qualities like special brackets that prevent damage to floor joists. They are also made of galvanized steel, so they won't rust like other options. The result of this project brought peace of mind to the homeowner that their wall won't shift again.
This elevated front porch was sinking into the soil, which had caused a gap to form between the home's vinyl siding and the porch floor. The floor of the porch was also angled down towards the home, which made the porch awkward to walk on and put furniture on. Another problem was that the porch was covered, but whenever it stormed really badly, the rain ran towards the homes foundation. We fixed the slanted porch by injecting our polyurethane foam through the slab on the side closer side of the home. After we carefully injected the slab, we were able to even the porch back out again, fixing all the problems the homeowner wished for.
