Crawl Space Transformation - Lynnwood, WA

This homes crawl space was not in the best condition. The old fiberglass was drooping and smelled bad. The below vapor barrier had debris over it and had a few puddles littered across it, adding to the damp odor of the space. To get the area into good shape and protect it against water damage, the owners decided they would like a full encapsulation. We removed the old vapor barrier, debris, and fiberglass. We then installed a drain system and sump pump to address the groundwater issue. TerraBlock insulation was laid over the dirt floor and CleanSpace installed over the top of this. We than installed a SaniDry dehumidifier which will keep the spaces relative humidity at a healthy range. To finish we applied spray foam insulation along the foundation walls. Now this crawl space will remain dry and healthy all year round. 

Water Discovered in the Crawl Space - Snohomish, WA

Standing water in the crawl space is an overt way to identify that a water problem is present in the crawl space. This owner contacted John's Waterproofing and scheduled their free inspection to see what was happening in the crawl space and how they could solve the issues. For full protection we suggested a full encapsulation. This system begins with a full drain system and sump pump. These will work together to ensure groundwater is channeled and pumped safely away from the homes foundation. Next we layer TerraBlock and CleanSpace along the floor. This will insulate and seal the space from exterior elements, each vent in the space sealed as well. A SaniDry dehumidifier addresses the spaces relative humidity and spray foam is applied along the foundation walls to air seal and complete the insulation process. 

Cleaning the Crawl Space and Upgrading the System - Everett, WA

This homes crawl space was a bit of a mess. From falling strips of fiberglass, dust layers over the vapor barrier, and dead rodents. To get the space healthier, the owners wanted to call in some professionals. We did a full inspection and than went over options with the owners to find a repair plan that worked to better their home, while also meeting the budget needs. We began by removing the old vapor barrier, debris, and the fiberglass insulation. We than dug a trench around the interior perimeter of the space. In this we installed a perforated pipe in a silt sock. This system collects water and sends it along to the lowest point of the space, from here water enters a TripleSafe sump pump to be discharged away from the home. We than laid in a new 6 Mil vapor barrier, overlapping the edges and even running this up the walls to help protect the space from having water rise and get on top of the vapor barrier. The final step for this home was changing out the exterior accessway. It had been a board that was chewed on and rotting, we replaced that with a new Everlast doorway.  

Our Sump Pump Systems vs Others - Clinton, WA

This homeowner had a previous company come and install a sump pump in their crawl space. It began overfilling, unable to control the passage of water, and the crawl space started to flood. They called John's Waterproofing about getting their sump pump replaced and finding a long-term option for keeping water out of the crawl space. We informed them about our TripleSafe sump pump being the perfect solution to their problem. The TripleSafe sump pump is a three-pump system designed to be able to safely collect gallons of water and push it out and away from the homes foundation. We install it in a 22 in. deep trench at the lowest point in the crawl space so that water collected from a perforated pipe can be securely guided to the sump pump. The pipe goes inside the container bin to ensure the water gets exactly where the pump needs it to be. The first pump is a high quality 1/3 hp Zoeller pump that has a sensor so whenever water gets to a certain point, it knows to begin sending it out through the discharge line. The second pump is a 1/2 hp Zoeller pump that's set higher in the sump hold. It turns on in the event that the first pump can't keep up with the high volume of water. This is one reason for how our sump pumps differ from others, because there are two pumps which work together to ensure no water gets back into the crawl space. The final pump is a battery operated pump in case of a power outage. Ensuring that no matter the circumstance, your sump pump will be able to still pump water out. We also schedule annual maintenance checks on our TripleSafe sump pumps so that homeowners feel comfortable that it won't fail. Overall, at John's Waterproofing we want to keep crawl spaces as dry and healthy as possible and that begins with a proper way to dispel the water.

Healthier Crawlspace Storage in Lake Stevens, WA

We went out and were able to completely transform the space, by installing a CleanSpace encapsulation. Our CleanSpace  is a 20mil plastic vapor barrier.
