Transforming a Damaged Crawl Space - Salem OR

This homeowner was noticing a musty smell throughout their home, and felt like their home was having issues retaining heat in the winter, and cold air in the summer. They went to check their crawl space and found that there was standing water, and most of their fiberglass insulation was falling from the ceiling of their crawl space. They called John's Waterproofing to get a free inspection and estimate. After our system design specialist was done with the inspection, he met with the homeowner and after discussing solutions, they decided that a crawl space encapsulation was the way to go. To begin this project, our team goes in and removes all the debris like the fallen fiberglass and damaged vapor barrier. Next, our team digs a trench around the interior perimeter of the crawl space to then lay down a perforated pipe into a silt sock. This will secure a safe passage for the water to drain to the SuperSump pump at the lowest point. Our SmartDrain system is also installed, this backup system will alert the homeowner of a possible plumbing leak with an audible alarm and drains away the water into a drywell under the CleanSpace until the homeowner is able to get it fixed. Our team then installs our TerraBlock directly on the dirt floor of the crawl space. This acts as an insulated barrier between the home and the earth that will keep moisture from making its way up through the crawl space floor.  Next our team installs CleanSpace, which is placed on top of the TerraBlock system, on the foundation walls and up to the rim joists. All the vents in the crawl space are sealed to prevent outside air from getting in. Our team then installs our SaniDry Sedona dehumidifier which will control the environment and pull out any moisture. This will promote clean healthy air through the entire home by eliminating damp musty odors by drying and filtering the air. To finish this encapsulation our team sprays our foam insulation along the foundation walls, up to the rim joists. This homeowner can now be sure that their energy costs will lower and the air they're breathing is healthy and clean. Transforming a Filthy Crawl Space in Siletz, OR

This homeowner was looking for a solution to take their filthy, dirty and pest infested crawl space into a healthy and stable one. They called John's to schedule their free visit with us. One of our system design specialist went out and thoroughly inspected the crawl space. Afterwards, our design specialist met with the homeowners to go over the best options for them and the plan to permanently transform their crawl space. They decided to move forward with the estimate and we began the project by removing all of the debris and old damaged vapor barrier. Since this crawl space did not have much water intrusion, we installed our SmartDrain. This system will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water to a drywell underneath the encapsulation. Next, we make sure to cover all of the vents to prevent water from entering. We then, install our TerraBlock system onto the dirt floor of the crawl space to provide an insulated barrier between the home and the earth. On top of the TerraBlock, we install our CleanSpace system. It is also anchored into the foundation walls up to the joists, then sealed at the footing of the wooden posts with our waterproof tape. To keep the crawl spaces humidity controlled, we install our SaniDry Sedona. This effective dehumidifier will eliminate musty odors by drying and filtering the air. To finish this project, we install our foam insulation. This is sprayed onto the foundation walls up to the rim joists and will expand, filling every crack and void to guarantee a complete airtight seal. Now that this crawl space is transformed, the homeowners can be sure their home is protected for years to come. 

Cold Floors Over Crawl Space- Depoe Bay, OR

These homeowners were concerned that their crawl space was in poor condition when noticing a constant musty smell and cold floors. Wanting to get to the bottom of this problem, they reached out to John's to schedule a free inspection. After our system design specialist was done, he met with the owners and went over the best plan to create a healthy, dry and clean crawl space. Our design specialist went over the encapsulation process with the homeowners and they then moved forward with the project. We began by removing all of the debris, including fiberglass insulation and old vapor barrier. Next, we dug a trench around the interior perimeter of the crawl space and in which we laid down a 3 inch perforated pipe into a silt sock to create a secure passage for water to drain to our SuperSump Plus pump at the lowest point. We installed a discharge line outside and connected it to the sump, to pump the water away from the homes foundation. Then, we installed our TerraBlock system on the dirt floor of the crawl space creating an insulated barrier between the home and the earth. On top of our TerraBlock, we installed our CleanSpace system. We isolated every wooden post with a bottle jack to insert the CleanSpace over the concrete footing and seal it with our waterproof tape. We anchored this to the foundation walls, up to the rim joists and sealed it completely. During this process we also covered all the vents to prevent outside air from entering. To keep the environment controlled, we installed our SaniDry Sedona. This effective dehumidifier will effectively eliminate damp and musty odors by drying and filtering the air and will keep the home at a healthy relative humidity. Lastly, we finished by installing our foam insulation. This was sprayed all along foundation walls, up to the rim joists while filling every crack and void to ensure a complete airtight seal. This will not only help with insulating the home but it will protect it from water and pest intrusion. Encapsulation is an investment in this homes health and longevity. 

Crawl Space with no Protection in Depoe Bay, OR

This crawl space was bare. It had no barrier or protection against water intrusion. These homeowners noticed a damp odor in their home, especially during the rainy season. Wanting to find a permanent solution, they reached out to John's and scheduled their free visit. We sent out one of our system design specialists to perform a thorough inspection. After he was done, he went to meet with the homeowners to work with them in creating a dry, healthy and stable home that will give them peace of mind. They discussed the plan, then they moved forward with the estimate and scheduled their project.  Since this crawl space did not have a vapor barrier, or fiberglass insulation- we begin by digging a trench around the interior perimeter of the crawl space and in that trench we install a 3 inch perforated pipe into a silt sock. This creates a secure passage for water to drain to the lowest point. At this low point, we install our TripleSafe Sump, which will collect all of the water that enters and pump it outside of the home through a discharge line. All the vents in the crawl space are then covered and sealed shut to prevent outside air from entering. Our TerraBlock system is placed onto the dirt floor, not only does it block moisture from making its way up through the dirt floor but it acts as an insulated barrier between the home and the earth. Next, we install our CleanSpace system on top of the TerraBlock. This 20 mil thick liner is tear resistant and brightens up the crawl space with its white finish. This is also installed between the footing and the wooden posts as well as anchored into the foundation walls, up to the rim joists. everything is then sealed at with our heavy duty CleanSpace tape. To keep the environment controlled, we install our SaniDry Sedona. This dehumidifier will effectively eliminate damp and musty odors by drying and filtering the air. It will also raise indoor air quality because it will keep the home at a healthy relative humidity. Finally, to finish this encapsulation we spray our foam insulation onto the foundation walls to fill every crack and void to guarantee an airtight seal. 

Full Encapsulation Transformation - Oregon City, OR

Keeping your crawl space dry and healthy is extremely important in order to maintain a healthy home. If water gets into the crawl space, this can result in atmospheres for mold to grow, wood to rot, and poor air quality to waft into the living spaces. In order to protect your crawl space, John's Waterproofing recommends getting them fully encapsulated. An encapsulation begins by removing the damaged vapor barrier and clearing out any debris. Once everything is removed, then we install a drainage system. This involves installing a perforated pipe along the interior perimeter of the crawl space so that it can collect water from the ground or walls that try to seep through. It offers a safe passageway for that water to be sent to a SuperSump Plus sump pump. The sump pump is what works to take all that collected water and securely pushes it out of the crawl space and away from the homes foundation. Once there is control of water, then we can install TerraBlock. This is a thick insulation foam designed to seal the earth off from the home and regulate the environment. On top of the TerraBlock, a CleanSpace vapor barrier is installed. This vapor barrier differs from code-regulated ones because it is 20 mil thick and backed by a 25 year warranty against rips and tears. We also install CleanSpace up the foundation walls and between the footing and wooden posts to isolate and protect from water damage. Once everything is sealed with waterproof tape, then we can install a SaniDry Sedona dehumidifier. This helps to filter any moisture or particles out of the air, thus promoting better air quality in the living spaces. The final step would be applying Spray Foam to the foundation walls as a final air sealant and insulator. Now, this encapsulation will protect the home against water intrusion so that it can stay dry and healthy for its occupants.
